How much does it cost to buy a house, all in?

A family on the porch of their home
  • Buying a property is not one payment, it is a sequence of them, and most arrive within a couple of months of each other.
  • The deposit at exchange, inspections before it, duty and legals at settlement, lender fees somewhere in between, and moving costs immediately after.
  • Buyers who plan only for the deposit are the ones scrambling in the final fortnight.
  • This calculator puts the whole sequence in one figure.

What cannot it know?

A family together in their backyard
  • Strata levies on the property you choose, whether the building report turns up something that changes your negotiation, and whether your lender charges an application fee or waives it.
  • Those vary by property and by lender.
  • Treat the result as a well-informed budget rather than an invoice, and keep a buffer beyond it, because the purchases that go smoothly are the ones with room in them.

Common questions about buying cost

How much should I budget beyond the deposit?

For a standard NSW purchase, allow for transfer duty where it applies, legals and conveyancing, inspections, lender fees and moving.

Where duty is exempt the total is modest; where full duty applies it can be tens of thousands. Running your actual price through the calculator is faster than any rule of thumb.

What are the costs people most often forget?

Building and pest inspections on properties they end up not buying, strata report fees, adjustment of council and water rates at settlement, and the first month of living costs in a new home. None are large individually and together they add up to real money.

Do I need a conveyancer or a solicitor?

Either can act on a standard residential purchase in NSW. A solicitor is generally the better choice where anything is unusual, such as a company title property, an estate sale, or a contract with terms you want negotiated. Cost difference is usually modest relative to the transaction.

Are these costs different for an investment purchase?

Partly. First home buyer duty relief does not apply, and land tax and different lender fees may; legals, inspections and registration work the same way.

Can any of these costs be added to the loan?

Generally not directly, because lenders lend against the property rather than against your costs. Buyers with existing equity sometimes fund them through borrowing. For a first purchase, plan on paying them from your own funds, which is precisely why knowing the total early matters.
