Home loans for healthcare professionals

Nurses, midwives, paramedics, physios, pharmacists, allied health, healthcare runs on shift loadings, agency hours and second jobs, and lenders read that income very differently from one another. Some also extend professional concessions beyond doctors. Getting both right changes what you can borrow.

Do nurses get LMI waived like doctors?

Some lenders extend concessions to selected healthcare occupations; the lists, thresholds and conditions are narrower than the medical practitioner tier and differ by lender. Where a waiver is not available, high-LVR pathways, the 5% deposit scheme and guarantor structures often do similar work, it is a comparison, not a single rule.

How much of my penalty rates will count?

Anywhere from all of it to a heavy discount, depending on the lender and your history in the role. Regular, evidenced shift income over months reads best. The spread between lenders on identical payslips is the reason this page exists.

I work agency shifts across several hospitals. Is that a problem?

It is an evidence question more than an eligibility one. Consistent agency income with a solid history is assessable at many lenders; the documentation is heavier and lender choice matters more. Casual and agency mechanics are covered in our casual employment article.

Does completing my graduate year help?

Yes, moving from student to registered professional with even a modest tenure opens most standard policies, and some lenders are notably welcoming to early-career health workers. Timing an application around probation and roster history is a normal part of the plan.
