Links Property Finance · Mortgage broker for low deposit buyers, Sydney: Home Loans for Physiotherapists

Physiotherapists appear on fewer professional lists than doctors, and many are paid as contractors, so both the lender and the paperwork need care.

Can physiotherapists borrow more and avoid lenders mortgage insurance?

Sometimes. Fewer lenders include physiotherapists in a professional policy than doctors, and those that do usually waive mortgage insurance to 90 per cent with registration and a minimum income.

In private practice you are often paid through your own ABN, so lenders read the income as self-employed first, which shapes the documents and the lender list.

Where may a concession for physiotherapists apply?

A family on the porch of their home
  • Physiotherapists sit in the allied health group, which appears on some lenders' lists but not all, and where the treatment varies more than it does for the medical group.Current registration with the Physiotherapy Board of Australia through AHPRA is normally required. Because allied health inclusion varies between lenders and over time, checking current policy matters more here than for the medical professions.
  • If no professional policy applies, the 5% Deposit Scheme can do the same job of removing mortgage insurance for an eligible first home buyer.

How is physiotherapist income usually read?

A family together in their backyard
  • A physiotherapist employed by a hospital or a practice is assessed on payslips and a contract.Private practice owners are assessed on business financials. A large number work as contractors paid a percentage of billings, which reads as self-employed income and usually needs a history rather than a recent contract, and that is the arrangement most often underestimated when people plan a purchase.
  • Contractor physios billing through an ABN are usually treated as self-employed.That typically means two years of tax returns, though some lenders accept one year where you were employed as a physiotherapist beforehand. Hospital physios on a NSW Health award are read from payslips, including regular overtime.

Registration and membership usually matter

A smaller group of lenders include physiotherapists in professional policies, usually tied to current registration with the Physiotherapy Board of Australia through AHPRA. Where a lender does not, standard deposit and mortgage insurance rules apply.

Physiotherapists may be employed in hospitals, work in private practice as contractors paid a share of fees, or own a practice. Hospital income is assessed from payslips, while contractor and owner income is usually assessed from tax returns.

Before a physiotherapist applies

Confirm whether you are assessed as an employee or self-employed, since contractor arrangements in private practice often count as self-employed. Then check which lenders include physiotherapists and on what terms. Home loans for contractors.

Questions from physiotherapists

I work in private practice on a percentage of fees. Am I self-employed?

Usually, from a lender’s point of view. Contractor income on an ABN is commonly assessed from tax returns, although some lenders accept a contract and recent invoices for a steady single-practice arrangement.

Are hospital overtime and penalty rates counted?

Often, when they are regular. Lenders want to see them on payslips over a period, and policies differ on how much is counted.

Do lenders include physiotherapists in lenders mortgage insurance waivers?

Some do, often on narrower terms than for doctors. Checking the lender’s list and deposit requirements before applying avoids surprises.

I have just started my own practice. Can I borrow?

Many lenders want one or two years of tax returns for a new business. Some accept less with prior employment in the same field. Planning the timing can widen your options.

Does HECS affect how much I can borrow?

Yes. The compulsory repayment reduces take-home pay, which lenders factor into borrowing power. The effect depends on your income.

Can I use the 5% Deposit Scheme?

If you are a first home buyer and meet the criteria, yes. It is separate from any profession concession and has its own price caps.
