Teaching casual or on contract? How do you get your pay counted?

Permanent teachers are read on salary like any employee. Temporary contracts are usually counted with a history of renewals in the same school system, and casual teachers need about a year of payslips or tax returns, with school holiday gaps averaged out.

How is teaching pay usually read?

A couple on the front porch of their home
  • A permanent teacher is usually the simplest case: recent payslips and evidence of permanent employment are generally enough.Lenders read the base salary in full. Allowances and extra duties are assessed under their own rules, and a recent step up the salary scale helps once it shows on current payslips.
  • Temporary and casual teachers are assessed on the pattern of their work, not only on today’s payslip.A temporary teacher’s contract length and history of renewals matter, while casual income is usually averaged over a longer period, often using the last tax return or income statement alongside year-to-date pay.

Casual and temporary teachers

A family with their bikes outside their home
  • Casual teachers are not paid over the school holidays, so a single payslip can overstate or understate what they earn across the year.Lenders usually look at a full year of income, through a tax return, income statement or year-to-date figures, so the holiday gaps are averaged out rather than counted against you.
  • Many lenders want a casual role held for a period, often six to twelve months, before counting it.Relief teaching across several schools can still be counted when it shows a steady pattern, and some lenders accept a shorter history if you have taught before.

Accreditation and employment evidence

Teachers in New South Wales must be accredited with the NSW Education Standards Authority, and a lender may ask for evidence of your accreditation alongside proof of employment.

Whether you teach in a public, Catholic or independent school, a letter from your employer confirming your role, status and pay is often the most useful single document.

Teachers are not usually included in the professional mortgage insurance waivers some lenders offer to medical and legal professions. The more common routes to a smaller deposit are the 5% Deposit Scheme for eligible first home buyers, or a family guarantee. Check the 5% Deposit Scheme.

Before a teacher applies

Gather payslips that show year-to-date pay, your last tax return or income statement if you work casually, and any contract or engagement letters. Employment and income.

If you are close to moving from temporary to permanent, it can be worth waiting for the new status to show on a payslip, although many lenders will assess a temporary teacher with a solid history now.

Questions from teachers

Can I get a home loan as a casual teacher?

Yes. Many lenders lend to casual teachers once the work has been steady for a period, often six to twelve months. They usually average your income over a longer period, so a tax return or income statement alongside recent payslips helps.

Do school holidays count against a casual teacher’s income?

They should not, if the lender looks at your income across a full year. That is why lenders often use a tax return, income statement or year-to-date figures rather than a single payslip from the middle of term.

I am a temporary teacher. Will a lender count my income?

Usually, yes. Lenders look at the length of your current engagement and your history of renewals. A teacher with several years of temporary contracts in a row is often assessed much like a permanent one.

Should I wait until I am permanent before applying?

Not necessarily. Many lenders will assess a temporary teacher with a steady history now. If permanency is only weeks away, waiting for it to show on a payslip can widen your choice of lenders, so it is worth comparing both.

Do lenders waive mortgage insurance for teachers?

Rarely. Professional waivers are mostly offered to medical, legal and accounting professions. First home buyers can often use the 5% Deposit Scheme instead, and a family guarantee is another way to avoid mortgage insurance.

Does my HECS debt reduce what I can borrow?

Usually, yes, and most early-career teachers still carry one. Lenders take the compulsory repayment out of the income they are counting, so a higher step on the salary scale or more casual days means a bigger deduction.

If the balance is close to cleared, some lenders read that differently, so a recent statement from myGov is worth having ready.
