Most of the work is in the income: a salaried role, private sessions and contractor splits are each evidenced differently, and presenting them together decides how much a lender counts.

Charles Touma from Links Property Finance was a great help with buying my first home. I had plenty of questions and he took the time to explain things clearly without making me feel rushed. He kept me updated throughout and made the process much less stressful. Really appreciated his patience and would happily recommend him to other first home buyers.

Paperwork and finances were never my strong suit. He has made this process as simple and dummy proof for me as humanly possible. This is not the first time I use a mortgage broker, however it was the easiest and most pleasant.

Where may a concession for psychologists apply?

A family on the porch of their home
  • Psychology appears on fewer lenders' lists than the medical group, and where it does there are often conditions attached. It is closer in treatment to the allied health group, which appears on some lists but not all, so this is a profession where checking rather than assuming matters. Where a lender does include psychologists, general registration with the Psychology Board of Australia through AHPRA is usually required. Each lender sets its own list and changes it, so confirming the policy first saves a wasted application.
  • Even without a concession, a well-evidenced income often matters more to the result than a deposit discount.

How is psychologist income usually read?

A family together in their backyard
  • Psychologists employed in the public system or by a practice are read from payslips.Private practice income is assessed as self-employed, usually through financials, and where it includes Medicare rebated sessions the billing history is part of the evidence. Registration type also matters to some lenders: general registration, provisional registration and area of practice endorsement are not read the same way, and it is worth stating yours up front.
  • Sessional and private practice income tends to vary from month to month.Lenders generally average it over one or two years of tax returns, so a year with a long break, or a recent move into private practice, is worth discussing before you apply rather than after a decline.

Registration and membership usually matter

Some lenders include psychologists in their professional policies, usually tied to current registration with the Psychology Board of Australia through AHPRA. Policies vary on whether provisional registration or particular endorsements qualify.

Psychologists may be employed in health services or schools, work in private practice as contractors paid a share of fees, or run their own practice. Employed income is assessed from payslips, and private practice income usually from tax returns.

Before a psychologist applies

Check your registration type and how your income is structured, since both affect which lenders suit you. Contractor and practice income is usually assessed as self-employed. Then confirm each lender’s policy and deposit requirements. Self-employed documents.

Questions from psychologists

Does provisional registration count for a concession?

It depends on the lender. Some require general registration, while others accept provisional registration with an employment contract. Checking first avoids applying to the wrong lender.

I work in private practice on a split of fees. How is that assessed?

Usually as self-employed income, from tax returns and sometimes business activity statements. A steady history, and a contract with the practice, help.

Do all lenders offer psychologists a concession?

No. Psychologists appear on some lenders’ lists and not others, and the deposit and evidence required differ.

Can income from several practices be combined?

Often, yes, when it is shown in your tax returns. Lenders assess your total self-employed income rather than each practice separately.

Does a concession mean a lower rate?

Not necessarily. The concession relates to mortgage insurance or deposit, and the rate is separate, so compare the whole loan.

Can I still use a government scheme?

Yes, if you meet its criteria. The 5% Deposit Scheme is assessed separately from any lender concession, and comparing both is worthwhile.
