Home loans for doctors

Lenders compete hard for medical professionals. With many lenders, eligible doctors can borrow at high loan-to-value ratios with lenders mortgage insurance waived, and complex medical income, salary, private billings, rooms and entities, can be read properly instead of penalised. The policies differ between lenders, which is exactly where the value hides.

Do doctors really avoid lenders mortgage insurance?

With many lenders, yes, eligible medical professionals can borrow at high loan-to-value ratios, commonly up to around 90–95%, with LMI waived. The eligible professions, evidence requirements and maximum ratios differ by lender and change over time, so the waiver is confirmed against current policy for your profession, never assumed.

I am a junior doctor on a training contract. Does that count?

Often, yes. Several lenders treat registrars and doctors-in-training as the professionals they are, including reading rostered overtime generously. Others apply standard new-employment rules. Same file, different answers, which is why lender selection comes first.

How is private billing income assessed?

Can the waiver apply to an investment property?

With some lenders, yes, professional packages can extend to investment lending, with conditions. Whether it applies to your purchase depends on the lender's current policy and the rest of the file.

Does my partner need to be a doctor too?

Policies differ: some lenders extend the benefit to joint applications where one applicant qualifies, others adjust the terms. It is a standard matching question in the assessment.
