Home loans for doctors
Lenders compete hard for medical professionals. With many lenders, eligible doctors can borrow at high loan-to-value ratios with lenders mortgage insurance waived, and complex medical income, salary, private billings, rooms and entities, can be read properly instead of penalised. The policies differ between lenders, which is exactly where the value hides.
Who this may apply to
Policies commonly cover registered medical practitioners: GPs, hospital doctors, registrars, specialists, surgeons, and often dentists. Eligible professions, registration requirements and evidence differ by lender, and some extend further into allied fields, our healthcare professionals guide covers those. Eligibility is always confirmed against the lender's current list rather than assumed.
What lenders generally offer
The headline benefit is lenders mortgage insurance waived at high loan-to-value ratios, commonly up to around 90–95% with participating lenders, which can save tens of thousands on a Sydney purchase. Alongside it: pricing negotiated for the profession, and credit appetite for the income complexity that comes with medicine. Products, thresholds and eligible professions vary by lender and change, nothing here is a promise of a particular deal.
Where lender treatment differs
Which professions qualify. The maximum loan-to-value ratio the waiver reaches. How private billings, rooms income and practice entities are assessed, some lenders read a registrar's overtime and a VMO's billings fluently, others average them into oblivion. Junior doctors on training contracts are welcomed by some policies and treated as short-tenure employees by others.
Documents commonly required
AHPRA registration, employment contract or private billing evidence, recent payslips or financials where self-employed, and the standard identity and liability documents, the full list is in our document centre. For doctors with practice entities, trust or company financials join the pile, worth assembling early.

Doctor home loan questions
Do doctors really avoid lenders mortgage insurance?
With many lenders, yes, eligible medical professionals can borrow at high loan-to-value ratios, commonly up to around 90–95%, with LMI waived. The eligible professions, evidence requirements and maximum ratios differ by lender and change over time, so the waiver is confirmed against current policy for your profession, never assumed.
I am a junior doctor on a training contract. Does that count?
Often, yes. Several lenders treat registrars and doctors-in-training as the professionals they are, including reading rostered overtime generously. Others apply standard new-employment rules. Same file, different answers, which is why lender selection comes first.
How is private billing income assessed?
Generally like self-employed income: through financials or billing statements, with history requirements that vary by lender. Doctors moving from salary to private work mid-career sit in a policy seam where the right lender makes years of difference, our self-employed guide covers the mechanics.
Can the waiver apply to an investment property?
With some lenders, yes, professional packages can extend to investment lending, with conditions. Whether it applies to your purchase depends on the lender's current policy and the rest of the file.
Does my partner need to be a doctor too?
Policies differ: some lenders extend the benefit to joint applications where one applicant qualifies, others adjust the terms. It is a standard matching question in the assessment.
