Mortgage Broker Lower North Shore

One bridge from the city, the Lower North Shore holds Sydney's densest concentration of two lending specialties: loans at premium price points, and company title, the pre-strata ownership form that still runs through the area's older blocks. Charles Touma arranges finance for both, and for everything in between.

Apartment buildings of the kind found across the Lower North Shore

Premium price points, precise lending

Loans this size stop being commodity products. Policy and structure decide what the same income can do.

First home buyers on the Lower North Shore

The unit stock keeps the door open, and the supports reach further here than the price reputation suggests.

The 5% Deposit Scheme

The $1.5 million Sydney cap, with no income caps, covers a real share of Lower North Shore units. Five per cent down, no lender's insurance. Check eligibility.

Stamp duty relief

Exemption to $800,000 and a concession to $1 million for eligible first home buyers, bands that hold older units across the area. Run your figure.

Company title entry

Often the cheapest harbour-side door, with lending that needs the right lender from the start. The guide.

Family support

Guarantor structures and documented gifts move timelines forward years here. Guarantees and gifts, done properly.

Common questions about buying on the Lower North Shore

What is company title and should it scare me off?

It is apartment ownership through shares in the company that owns the building, the system that predates strata, and no, it shouldn't scare you, it should inform your lender choice. Many lenders cap loan-to-value ratios on company title or decline it; the right ones lend confidently. Priced sensibly, these flats are some of the area's best value. The company title guide covers the detail.

How do lenders handle multi-million dollar loans?

With sharper pencils. Higher scrutiny of debt-to-income ratios, tiered loan-to-value limits, sometimes different pricing, and each lender draws these lines in different places. On the same income and deposit, two lenders can differ by hundreds of thousands in what they will extend. Placement is everything at this tier.

Do professionals really get LMI waived?

Eligible professions at participating lenders, yes, commonly medical practitioners at up to around 90 to 95 per cent, with some lenders extending versions to legal, accounting and other professions. The lists differ by lender and change over time, so we verify against current policy, but on Lower North Shore prices the saving is substantial.

We've owned here for 20 years. What can the equity do?

Quite a lot: fund an investment purchase, a renovation, a child's deposit through a family guarantee, or a restructure that simply prices better. The equity calculator shows the usable figure; the conversation about what it should do is where a broker earns their keep.

Is off-the-plan in the North Sydney towers safe?

It carries the standard off-the-plan risks, settlement valuation, approval timing, developer concentration limits at some lenders, managed the standard way: buffer, lender selection and a finance plan that survives the build timeline. The off-the-plan guide is the place to start.
