A lender does not assess "a Sydney property", it assesses this building, this title type, this floor plan, this postcode's sales evidence. A studio under 50 square metres in Bondi, a company title flat in Neutral Bay, a house-and-land package waiting on registration in Oran Park and a knock-down duplex in Bankstown are four different credit conversations, and each has lenders who handle it well and lenders who don't.
Working across 70+ lenders means the property can lead the lender choice, rather than a single bank's policy deciding what you're allowed to buy.

Charles is based in Sydney's Inner West and works with clients across the whole city and Australia-wide, most of the work happens by phone and video anyway, with in-person meetings when they genuinely help. Distance has never declined a loan; the wrong lender has.

Questions about location and lending
Does it matter where my broker is based?
Far less than people expect. Most of the process happens by phone, video and email, and lenders assess your file identically wherever the broker sits. What does matter is whether the broker understands the property you are buying, because that genuinely changes which lenders will fund it.
Why do you have different pages for different areas?
Because the lending questions differ. A studio under 50 square metres in the east, a company title flat on the north side, a house-and-land package waiting on registration in the south west and a knock-down duplex in the west are four different credit conversations, not one with the suburb name swapped.
My suburb is not listed. Does that matter?
No. The regional pages cover the lending patterns across greater Sydney, and Charles works Australia-wide. If your suburb is not named, the nearest regional page will still describe how your purchase is likely to be assessed.
Do you work outside Sydney?
Yes, Australia-wide. The Sydney focus reflects where most clients are and where the local property knowledge is deepest, not a restriction on where a loan can be arranged.
