Which lender says yes to a Sydney CBD home?

A Sydney CBD home needs a lender whose policy fits the building. CBD apartments are often small, sometimes on company title, and some buildings carry short-stay letting, each of which narrows the lender list or lowers the maximum loan-to-value ratio.

Paperwork and finances were never my strong suit. He has made this process as simple and dummy proof for me as humanly possible. This is not the first time I use a mortgage broker, however it was the easiest and most pleasant.

Refinancing a Sydney CBD apartment

The same constraints that made the purchase difficult apply again at refinance, which surprises owners who assume a track record of repayments settles the question. It does not: the property is reassessed each time.

Where the apartment is small or the building has significant short-stay letting, the list of lenders willing to refinance can be shorter than the list that funded the purchase.

Worth reviewing when your fixed rate is ending, when your rate sits above what new customers are being offered, or when you want an offset account you don't currently have. Sometimes the right answer is a repricing call to your existing lender rather than a switch, and that costs nothing.

Can I get an investment loan in the Sydney CBD?

Yes, but the lending is the hard part: small internal areas, high strata levies and building use all bear on the assessment, and levies are deducted from the rent a lender counts.

Running the numbers with the actual levies rather than the advertised yield is the only version worth doing.

An interest-only period lowers the repayment while it lasts, but the balance stays where it started and the repayment rises once the period ends. Your accountant should weigh in, because the tax position often decides whether it is worth it.

Apartments, company title and short stays in the CBD

A Federation-style house in Sydney
  • Internal living area is the first hurdle. Many lenders want at least 50 square metres excluding balcony and car space before they will lend at a high loan-to-value ratio, and studios in the CBD routinely fall under it. Add company title, serviced-apartment status or a high proportion of short-stay letting in the building and the list of willing lenders narrows quickly. None of that makes a purchase impossible; it makes lender selection the whole job.
  • Housing in the Sydney CBD is almost entirely strata apartments, not houses. The stock runs from older mid-rise blocks, some of them on company title, to high-rise towers around Town Hall, Wynyard and the southern end of George Street, with serviced-apartment buildings mixed among them. Each of those building types sits differently with lenders, which is why the building is identified before the loan is.
  • Who lives in the building matters too.A large share of CBD apartments are rented, and some towers carry a high proportion of short-stay letting. A lender can read a heavily tenanted or short-stay building differently from an owner-occupied one next door, and lenders differ on how much short-stay use they will accept in a single building.

City studios, and who will fund them

  • In the city, the lender question is usually about the building before it is about you.A studio above a shopping arcade, a one-bedroom unit in a tower with serviced apartments and a two-bedroom unit in an owner-occupied block can all sit within a short walk of Town Hall, yet lenders can treat each quite differently on internal size, building use and how many loans they already hold there.
  • Some lenders also treat inner-city postcodes as high-density and apply tighter deposit settings there.Going to one bank means accepting one set of those rules. Comparing across a panel means finding the lender whose settings already fit a CBD building, before you pay for a valuation or sign a contract.

Town Hall, Wynyard, the station and the George Street light rail

Few places in Australia are as well connected as the Sydney CBD.

  • The housing is almost all strata. Towers, older mid-rise blocks and serviced-apartment buildings sit side by side, with a high share of studios and one-bedroom units, company title in some older buildings, and large complexes where a single lender can reach its limit.
  • Among the lenders Links compares are ANZ, Westpac, Macquarie, ING and Resimac, so a small or unusual city apartment is taken to a lender whose rules already accept it.

Common questions about buying in Sydney CBD

Do lenders treat a serviced apartment in the Sydney CBD differently?

Often, yes. A unit tied to a serviced-apartment or hotel-style letting arrangement is usually assessed on stricter terms than a standard apartment, and some lenders decline it or ask for a larger deposit.

Can I use the 5% Deposit Scheme on a Sydney CBD apartment?

Yes, for eligible buyers within the cap. Many city studios and one-bedroom units qualify on price, but some fail on internal size or building type, such as serviced apartments.

What is a minimum apartment size requirement?

It's the smallest internal living area a lender will accept as security, usually measured excluding balconies, car spaces and storage. Many lenders sit around 50 square metres for a high loan-to-value ratio loan, with some willing to go lower and some declining smaller properties outright.

Why would a lender limit loans in a large CBD tower?

Lenders cap how much they lend in one building. A large tower of similar apartments can reach that cap at one lender while another still has room.

Should I read the strata report before buying a city apartment?

Yes. City towers can have defect history, large sinking fund demands and short-stay use, all of which the report shows.
