How do you calculate your loan-to-value ratio?

LVR is the loan divided by the property’s value, as a percentage. A $680,000 loan on an $800,000 home is an LVR of 85%. Lenders use their own valuation, not just the price.

At 80% or less most lenders do not charge lenders mortgage insurance; above it they usually do, unless a government scheme, a guarantor or a professional waiver applies.

How does loan-to-value ratio work when you refinance?

When you refinance, the LVR is what you owe divided by the new lender’s valuation. See the equity calculator and cash-out refinancing.

Under 80% you can usually release equity without mortgage insurance: on a home valued at $1,000,000 with $600,000 owing, the LVR is 60% and up to $200,000 could be released before reaching 80%, if your income supports the larger loan.

What changes your loan-to-value ratio?

Four things move the number.

  • The valuationLenders use their own valuer, and a lower figure raises your LVR.
  • Mortgage insurance added to the loanAdding the premium to the loan raises the LVR a little.
  • The property typeSome lenders set lower limits for small units, rural or specialist properties.
  • Repayments and valuesPaying down the loan, or a rise in the property’s value, lowers your LVR over time.

Common questions about the loan-to-value ratio (LVR) calculator

How do I calculate my loan-to-value ratio?

Divide the loan by the property value and multiply by 100. A $680,000 loan on an $800,000 property is 85%.

Is a 35% or 40% loan-to-value ratio good?

Yes. You owe well under half the value, so there is no mortgage insurance and you may qualify for a lender’s lowest rate tier.

What does a 90% loan-to-value ratio mean?

You borrow 90% of the value and contribute 10%. Most lenders charge mortgage insurance at 90%, unless you qualify for a waiver or the 5% Deposit Scheme.

Does loan-to-value ratio use the price or the valuation?

On a purchase, most lenders use the lower of the two. On a refinance, they use the valuation.

Can I borrow more than 80% without mortgage insurance?

Yes, through the 5% Deposit Scheme if you are eligible, a family guarantee, or a professional waiver for listed occupations.

Work out the premium with the LMI calculator, or read what LVR means and how lenders use it.

Check the estimate with a broker

Charles can check whether a scheme, a family guarantee or a professional waiver removes the mortgage insurance, and how each lender is likely to value the property.
