Complex home loans, worked properly

A "complex" file is rarely a bad file, it's a file the standard checklist wasn't written for. Self-employed income, a credit event with a story behind it, a trust structure, a loan size that makes assessors slow down, an apartment the algorithm dislikes. These files don't need a miracle; they need matching to the lender whose written policy actually fits, and presenting so the strengths arrive first.

Complex lending questions

Does complex lending always mean a higher rate?

No. Many "complex" files, strong self-employed income, an old paid default, a trust with clean financials, land at mainstream pricing once they reach the right lender. Specialist pricing exists for genuinely higher-risk files, and where it applies we say so up front, alongside the plan for refinancing out of it.

Why did my bank decline a file another lender approved?

Because credit policy is written, specific and different at every lender: how many years of financials, which income types count and at what percentage, what size apartment, which credit events. A decline tells you the file didn't fit one document, not that it doesn't fit any of the seventy-plus others.

Will shopping around damage my credit file?

Formal applications leave enquiries, and clusters of them read badly, that's precisely why we assess against written policy before anything is lodged. The comparison happens on paper, across the panel, without touching your file; only the chosen application does.

How long does a complex application take?

Longer at the front, shorter at the back. Gathering the full picture, financials, structures, explanations, takes more effort than a standard payslip file, but a completely presented application moves through assessment faster and with fewer requisitions than one the assessor has to interrogate. Weeks, not months, is the normal experience.
