Links Property Finance · Home loans for first home buyers: Credit Score for a Home Loan

There is no single credit score that guarantees a home loan in Australia, because lenders combine your credit file with their own scoring of the application.

How does a lender read your credit score?

A credit score is a number credit reporting bodies calculate from your credit history. There is no single minimum. Lenders read the credit file behind the score: repayment history, defaults, enquiries and existing limits, then run their own scoring of your application.

A clean file with steady repayments usually passes, recent defaults or many enquiries narrow the lender list, and both can be improved before you apply.

What is on your credit file?

A white apartment block in Sydney
  • Every credit application you make, and the type and amount of credit.Enquiries stay on your file for five years, and several close together can suggest financial stress.
  • Your repayment history on credit cards and loans.Comprehensive credit reporting records whether each monthly repayment was made on time over the past two years.
  • Defaults and serious credit infringements.A default generally stays listed for five years, even after it is paid, and a serious credit infringement for longer.

What lowers your score, and what lifts it?

A weatherboard house on a leafy street
  • Late payments, defaults and frequent applications lower it.So can a run of buy now, pay later accounts or personal loans taken out in a short period.
  • On-time repayments, fewer applications and lower limits help.Closing unused cards also helps your borrowing power, because lenders assess a card’s full limit as if it were drawn.
  • Errors can be corrected. If something on your file is wrong, the credit reporting body and the credit provider must look into it when you ask.

What credit score do you need?

Australia has more than one credit reporting body, including Equifax and Experian, and each uses its own scale, so the same file can produce different numbers. Lenders do not publish a minimum score.

In practice, a score in the upper part of a bureau’s range, stable employment and a clean repayment history open the most lender options, while a lower score narrows the list and can lead toward specialist lenders at higher rates.

Checking your own credit report

You can request a free copy of your credit report from each credit reporting body, and checking your own file does not affect your score. Do it before you apply, so there are no surprises and any errors can be fixed first.

Applying with a lower score

A lower score is not the end of it. Some lenders accept paid defaults or older credit problems with an explanation, and a specialist loan can be a bridge back to a mainstream lender once the file has been clean for a while.

Our guide to bad credit home loans covers the options.

Common questions about credit score

What credit score do I need for a home loan in Australia?

There is no official minimum. Each credit reporting body uses its own scale, and lenders combine the score with your full credit file and their own assessment. A higher score with a clean repayment history gives you the widest choice of lenders and rates.

Does applying for a home loan lower my credit score?

It can, slightly: each formal application adds an enquiry to your file, and several in a short period can lower your score. Compare lenders through a broker first and lodge one well-prepared application.

Will pre-approval show on my credit file?

Usually, yes: a full pre-approval normally involves a credit check that records an enquiry, though some lenders run a soft check for an initial assessment. Charles can tell you which kind each lender uses before anything is lodged.

How long do defaults stay on my credit file?

A default is generally listed for five years from the date it was reported, whether or not it has been paid. Paying it still helps, because lenders treat a paid default more favourably than an unpaid one.

How can I improve my credit score before applying?

Pay every account on time, avoid new credit applications in the months before you apply, reduce or close unused card limits, and check your report for errors. Most changes take a few months of clean conduct to show.
