How Much Deposit Do You Need for a $900k House?
How much deposit for a $900k house in NSW: $45,000 with the 5% Deposit Scheme, $90,000 at 10% or $180,000 at 20%, and the first home buyer duty on top.

The deposit for a $900,000 house starts at $45,000: an eligible first home buyer needs 5% under the 5% Deposit Scheme, without mortgage insurance. Because $900,000 is inside the NSW concession band, that buyer also pays about $19,594 of duty, so the real cash need is closer to $65,000. A 20% deposit is $180,000.
| Route | Deposit | Loan | LMI | Transfer duty |
|---|---|---|---|---|
| 5% with the 5% Deposit Scheme | $45,000 | $855,000 | $0 | $19,594 for an eligible first home buyer |

Why does each extra dollar above $800,000 cost 25 cents in cash?
For a first home buyer with a 5% deposit, each dollar of price above $800,000 needs 5 cents more deposit and about 19.6 cents more duty, because the concession tapers off towards $1 million. Below $800,000 it is 5 cents. Above $1 million, about 9.5 cents. Between $800,000 and $1 million the cash need rises five times faster than the price.
