Is your home loan rate still right?

Often not. A rate set more than two years ago usually sits above what the same lender offers new customers today, and the revert rate after a fixed term is the single most common reason people pay more than they need to.

Six things a loan health check actually checks

Most reviews take thirty minutes with your latest statement in front of you.

What the health check looks at, and why it matters
Interest rateWhat new customers at your lender and across the panel are being offered for the same loan. Lenders reprice constantly; a loan set up years ago is often well above the current offer.
FeesAnnual package fees, offset account fees and any fees you are paying for features you do not use. Fee waivers and package value change the real cost more than most people expect.
StructureFixed, variable or split, and whether a fixed term is about to expire onto a revert rate. The revert rate is the single most common reason people pay more than they need to.
Offset and redrawWhether your savings are offsetting interest, and whether redraw suits how you use the money. Savings in a separate account save nothing; an offset balance saves interest every day.
Loan-to-value ratioWhat your repayments and the market have done to your equity since settlement. Below 80 per cent, sharper pricing usually opens up and lenders mortgage insurance drops out of a switch.
Your next moveRenovation, an investment property, consolidating debts or paying the loan down faster. The right structure for the next step is easier to set now than after the fact.

Free, no credit check, and the outcome is written down: stay, ask your lender to reprice, or switch, with the costs of a switch modelled first.

Common questions about free Loan Health Check

What does a loan health check cost?

Nothing. There is no fee, no obligation and no credit check for the review itself. If a switch follows, the lender pays Links a commission that is disclosed in writing; if a repricing request to your current lender is the better answer, that costs nothing at all.

Do I have to switch lenders?

No. The first move is usually a repricing request to the lender you already have, backed by what the panel is offering for the same loan. Many lenders match or come close. A switch is only recommended when the saving clearly beats the discharge, registration and application costs.

What do you need from me?

Your latest home loan statement, which shows the rate, balance, remaining term and fees, and a rough idea of what your home is worth. From those Charles works out your loan-to-value ratio and compares the loan against new-customer rates across the panel.

How long does a loan health check take?

About ten minutes to send the statement and thirty minutes on the call. Charles comes back with the rate gap in dollars a month, the fees you are paying for features you do not use, and whether your fixed term or loan-to-value ratio opens a sharper rate now.

Is a review worth it on a small loan?

Sometimes not, and Charles will say so. On a small balance a lower rate saves little and switching costs can erase it, but fees, a looming revert rate or an offset account you never used can still be worth fixing with your current lender.

Check the estimate with a broker

Thirty minutes is usually enough to know the right path, and what it will cost.
