Auction buying shapes everything here. An auction purchase is unconditional, which means the finance has to be genuinely settled before the bidding starts, formal pre-approval, a contract review, a bid ceiling and a lender whose valuation of the property won't surprise you afterwards.
Where lending gets specific in the east
Three themes come up constantly. Small space: the east holds a deep pool of studios and one-bedders, and apartments under 50 square metres trip floor-size policies at some lenders while sailing through at others. Old strata: a 1930s walk-up can be a beautiful security with an ugly sinking fund, and lenders read the strata report as closely as the valuer. Price: loans at eastern price points reach the tiers where policy on large loan sizes and high debt-to-income ratios starts to bite.
None of these are problems. All of them are selection questions, which lender reads this building, this loan size, this file, most favourably. That is the work.

Auction finance, done before auction day
Most eastern purchases end under the hammer. The finance work is everything that happens before Saturday.

The valuation question

Auction day needs the deposit ready to move, usually ten per cent on exchange. If yours is tied up in equity or a term deposit, that is a structuring conversation for weeks before, not the Friday night.
When you miss out
Serial auction losses are normal in the east. A pre-approval that stays current, with a broker refreshing it as listings change, keeps you able to bid hard on the fourth Saturday, not just the first.
First home buyers in the east
Higher price points make the government supports matter more here, not less.
The Sydney price cap is $1.5 million with no income caps, which brings a real slice of eastern units and some semis inside the scheme. Five per cent down, no lender's mortgage insurance. Check your eligibility.

Common questions about buying in the Eastern Suburbs
Do I really need finance sorted before bidding at an eastern auction?
Yes, unconditionally is the only way auctions run. Exchange happens the moment the hammer falls, no cooling-off, no finance clause. Formal pre-approval, a solicitor's review of the contract and a clear bid ceiling are the minimum kit. The buyers who get hurt are the ones treating pre-approval as a formality rather than a genuine assessment.
Will a lender finance a studio under 50 square metres?
Many will, on their terms. Floor-size policy differs sharply between lenders: some hold hard minimums, some accept smaller units at lower loan-to-value ratios, and some assess on the building and location instead. In the east this single policy question decides more approvals than almost any other.
How do lenders treat older art deco buildings?
Usually well, they are established securities in blue-chip locations, but the strata record matters. A healthy sinking fund and a clean history of special levies read very differently from a building with deferred maintenance. We look at the strata position early because the valuer certainly will.
What changes when the loan gets large?
Above certain thresholds, lenders apply extra scrutiny to debt-to-income ratios, tighten maximum loan-to-value bands and sometimes price differently. Two lenders can be hundreds of thousands apart in what they'll extend on the same income. The large loans guide covers how we work these files.
Can I use equity in my current home to buy in the east?
