Mortgage Broker Hills District
The Hills is Sydney's family-upgrader belt and its construction heartland at once: established suburbs of substantial homes, new estates still registering land, and a metro line that brought apartments to a region that barely had them. Three markets, three kinds of lending, one broker who works all of them.

A broker for the Hills' three markets
Links Property Finance works across the Hills District by phone, video and in person when it helps. The region's files sort themselves into three piles: upgraders moving between established family homes, builders financing house-and-land in the growth corridor, and buyers weighing the new metro-adjacent apartments against everything else.
Each pile has its own physics. Upgrader files are timing and equity questions; construction files are contracts, drawdowns and land-registration schedules; apartment files are valuation and strata questions in buildings without much history yet.
House-and-land, done in the right order
The corridor's packages look simple and settle in pieces: land first, on registration, then a build funded in stages against a fixed-price contract. Registration dates slip, build contracts carry price-review clauses, and your loan approval has a shelf life shorter than most timelines.
The order of operations protects you: finance structured before contracts are signed, land settlement planned against a realistic registration window, and contingency held inside the facility. The construction guide covers the full sequence.
Hills District areas we cover
Each suburb page covers the property stock, the lending questions it raises and the tools worth running before you look.
The upgrader's sequence
Most Hills moves are house-to-house within the district. The finance question is always sequence.
Equity does the deposit
Years in a Hills home builds the deposit for the next one, released through refinance or a supplementary loan. See your usable figure.
Buy first with bridging
When the right house appears before yours sells, bridging finance carries both briefly, priced honestly against your sale assumptions.
Sell first, settle long
The calmer route: sell, negotiate a long settlement, buy with certainty. Slower, cheaper, and often right, we model it against bridging with real numbers.
Keep it as an investment
Sometimes the old house shouldn't sell. Converting it to an investment changes the lending structure and the tax posture, the investment guide covers the shape.
First home buyers in the Hills
The metro apartments and the corridor's townhouses opened doors the Hills didn't use to have.
The $1.5 million Sydney cap covers Hills apartments, townhouses and a share of houses in the corridor. Five per cent down, no lender's insurance. Check eligibility.
Exemption to $800,000 and concession to $1 million, bands that hold real Hills stock, especially units and townhouses. Run your figure.
House-and-land can work with the supports, with timing managed across land registration and build completion. Sequencing is the craft.
The shared-equity scheme is live for buyers inside its income and price caps, worth checking against corridor price points. We verify current settings.

Why people work with Links
Common questions about buying in the Hills District
How does a house-and-land package actually get financed?
In two linked stages: the land settles on registration with its own loan portion, then the build draws down in stages, slab, frame, lockup, fit-off, completion, against a fixed-price contract. Interest accrues on drawn funds only. The traps are timing, registration slippage against approval expiry, and price-review clauses in build contracts, both managed by structuring before signing. The full guide.
What happens if land registration is delayed?
Common in the corridor, and survivable if planned for: approvals are refreshed rather than left to lapse, rate and policy changes are tracked so the file still services, and deposits stay put. Buyers who treat registration dates as promises get surprised; buyers who treat them as estimates with a finance plan don't.
We're upgrading within the Hills. Where do we start?
With two numbers: your usable equity, and what you can carry if buying precedes selling. Those decide whether bridging is comfortable, whether sell-first is smarter, and what price band is honest. Run the equity calculator, then have the sequencing conversation before you engage agents.
Are the new metro-corridor apartments a good first buy?
They put Hills addresses inside first-home price points, which is new, and they carry young-building questions: thin strata records, levy settling, off-the-plan tranches with settlement valuations. Standard discipline, buffer, lender selection, record reading, applies. The off-the-plan guide covers the purchase mechanics.
Do granny flats make sense on Hills blocks?
The blocks certainly allow them, and at many lenders an approved secondary dwelling's rent counts toward serviceability. Funding typically runs through equity release plus staged construction. As multigenerational arrangements grow, so does the structure question, ownership, guarantees, exits, worth designing before the slab is poured.
