Everything, free, no email required
Checklists you can work through, calculators that show their arithmetic, and guides that explain how lenders actually decide. None of it is gated. If something here saves you a conversation, that is a good outcome, and if it prompts one, that is a good outcome too.

Print them, work through them, ignore what does not apply.

The longer explanations, and eighteen illustrative scenarios showing how real files are placed.
Why none of this is gated
Requiring an email address before someone can read a checklist filters out the people who were only ever going to read the checklist, which is the wrong filter. If you are researching a purchase two years away, take what is useful and come back when it matters. There is one thing on this site that asks for details, the First Home Buyer Guide, because it is a PDF that has to be sent somewhere.
For accountants, agents and advisers
These pages are written to be shared. If a checklist or calculator is useful for your clients, link to it or send it on, no attribution required and no arrangement needed. If you would rather introduce a client directly, the partner page explains how that works and what you hear back.
General information only, not credit or financial advice. Lender policies and government scheme criteria differ and change over time. All lending is subject to individual assessment and approval.
When the reading runs out, talk to someone.
