How much would your parents need to guarantee?

Guarantor calculator

Guarantor calculator

How a parent’s equity can stand in for the deposit, often with no LMI.

$800,000
$30,000
  • 20% deposit + costs target$163,500
  • Guarantee needed from family$133,500

With a family guarantee covering that portion, you could potentially buy with your $30,000 and no LMI. Costs assume NSW first home buyer duty.

The guarantee is limited to this portion, secured against the guarantor’s property, and can be released once you reach 20% equity, subject to lender approval. Both generations should get advice.

Confirm your numbers.

Could a guarantor’s equity replace your deposit?

Yes, if your parents have enough usable equity. The calculator shows the guarantee needed: the gap between your savings and a 20 per cent deposit plus costs.

That portion is secured against their home, mortgage insurance is usually avoided, and the guarantee can be released once your loan falls below about 80 per cent, if the lender approves the release.

Charles at Links Property Finance made buying our first home so much easier than we expected. As first home buyers, we had a lot of questions around borrowing capacity, our deposit and the different government schemes available to us. Charles explained everything clearly, compared different lenders and kept us updated throughout the whole process. He was always easy to reach and made sure we understood what was happening from pre approval right through to getting our home loan approved. We would definitely recommend Links Property Finance to anyone looking for a mortgage broker, especially first home buyers who want someone to guide them through the process.

What a guarantor provides

A family on the porch of their home
  • A family guarantee is not a cash gift and not a co-borrowing arrangement.
  • A parent offers a limited portion of their own property's equity as additional security, which lets the buyer borrow more than their deposit alone would allow, usually removing lenders mortgage insurance entirely.
  • The guarantor does not make repayments and does not own part of the new home.
  • Their exposure is capped at the guaranteed amount rather than the whole loan.

The exit is the part that matters

A family together in their backyard
  • A guarantee is designed to be temporary.
  • Once the loan balance falls far enough against the property's value, usually through repayments and any growth, you can apply to have the guarantee released, and once the lender approves, the parent's property comes free.
  • Setting up a guarantee without discussing when and how it ends is the mistake we see most often.
  • Everyone involved should understand the release conditions before the paperwork is signed, and the guarantor should take independent legal advice.

Common questions about guarantor loans

What is my parent risking?

The guaranteed portion of their equity, not their whole property and not the whole loan. If the loan defaulted and the property sold for less than the debt, the lender could call on the guaranteed amount.

That is a real risk and deserves plain discussion rather than reassurance, which is why guarantors are required to get independent legal advice.

Does a guarantor need to have paid off their home?

No. They need enough available equity to cover the guaranteed portion, and they need to be acceptable to the lender in their own right. Guarantors still carrying a mortgage are common, and retired guarantors are possible at some lenders though the policy is tighter.

When can the guarantee be removed?

Once the loan has fallen to a level the lender is comfortable with against the property alone, commonly around eighty per cent of value.

That can come from repayments, from growth, or from a lump sum. It requires an application and usually a fresh valuation, so it is a process rather than an automatic event.

Can a guarantee be used with the first home buyer schemes?

Sometimes, though the schemes and guarantees solve the same problem in different ways, and using one often removes the need for the other.

Which route is better depends on eligibility, the deposit you have, and what your family is comfortable with. It is worth comparing both properly rather than defaulting to whichever came up first.

Does the guarantor have to be a parent?

Most lenders limit guarantees to immediate family, with parents by far the most common. Some allow siblings or grandparents. The definition varies by lender, which is one of several reasons the lender choice matters more on a guarantee than on an ordinary purchase.
