Buying in Wiley Park: buy now with 5% or keep saving for 20%?

If you are eligible for the 5% Deposit Scheme, buying with 5 per cent avoids mortgage insurance, so waiting for 20 per cent mostly buys a smaller loan while you keep paying rent.

Outside the scheme, saving past 20 per cent removes mortgage insurance, which can be worth the wait.

How a lender reads an address in Wiley Park

Apartments are two thirds of the homes here (65.6%, against 21.7% statewide). Small studios and older blocks with thin sinking funds narrow the lender list, which is worth knowing before you bid. Just over half of the homes in Wiley Park are rented, well above the state average. High rental demand here helps an investment loan, because lenders count part of the expected rent toward servicing.

Buying now or saving more in Wiley Park

Buying sooner with a smaller deposit means a larger loan and more interest over time, but you stop paying rent and start owning sooner.

Through the 5% Deposit Scheme, eligible first home buyers can buy with a 5% deposit without paying lenders mortgage insurance. Outside the scheme, a deposit below 20% usually means paying it.

Saving longer means a smaller loan, but the time it takes, the rent you pay meanwhile and any change in prices all matter.

Nobody can say where prices will go, so the useful comparison is what each path costs you on the numbers you know today. Compare buying now with saving more

King Georges Road, the park and Wiley Park housing

Wiley Park lies about seventeen kilometres south-west of the city by its official measure, in the City of Canterbury-Bankstown, between Lakemba, Punchbowl and Roselands. A small shopping strip sits on King Georges Road, and the larger shopping centre at Roselands is close by.

The Cao Dai Temple stands on King Georges Road, and Wiley Park Girls High School was established in 1957.

The land was part of a grant made to Robert Wilkinson in 1832 and passed to the Wiley family in 1862.

The suburb takes its name from the twenty-acre reserve bequeathed in 1906 by J. V. Wiley, a shoemaker, as a park and recreation ground for local residents, bounded by King Georges Road, Canterbury Road, Clio Street and Edge Street. Today apartments make up about two in three homes here.

When a Wiley Park buyer is weighing up timing, Links compares a panel that includes ING, Westpac, ANZ, Resimac and Macquarie.

Example scenario (illustrative, not a real client): a Wiley Park renter has saved just over a 5% deposit and could save to 20% in several more years.

They compare both paths on today’s numbers, including rent and stamp duty, check they are eligible for the 5% Deposit Scheme, and decide to buy a smaller apartment now with a buffer left in savings.

The 5% Deposit Scheme

Under the 5% Deposit Scheme, the government guarantees part of the loan, so eligible first home buyers can buy with a 5% deposit through a participating lender without paying mortgage insurance. There are eligibility criteria and a price cap for each area.

The loan is still assessed on your income and expenses in the usual way, and you still need to cover stamp duty and other costs, although NSW first home buyer concessions may apply. Check whether you may qualify.

Do I pay mortgage insurance outside the 5% Deposit Scheme?

Usually, if your deposit is below 20%. Lenders mortgage insurance protects the lender, not you, and it is often added to the loan.

The cost rises as the deposit falls, so even a modestly larger deposit can make a meaningful difference. Some professions can have it waived. Estimate the LMI and LVR.

What does waiting cost?

While you save, you keep paying rent, and the target itself can move. On the other hand, a larger deposit reduces the loan, the interest and the repayments.

Setting the two paths side by side on your own figures, rather than on predictions, gives a clearer answer. Compare renting and buying.

5%, somewhere between or 20% deposit?

Three deposit levels, and what each means for the loan.

  • 5% deposit. Possible through the 5% Deposit Scheme if you are eligible. No mortgage insurance under the scheme.
  • A middle deposit. Mortgage insurance usually applies outside the scheme. A smaller loan than at 5%.
  • 20% deposit. No mortgage insurance. Takes longer to save, with rent paid meanwhile.

What should I check before deciding in Wiley Park?

The figures that make the comparison real.

  • Your savings rateHow much you can realistically put away each month.
  • Your rentWhat you pay now while you save.
  • Scheme eligibilityWhether the 5% Deposit Scheme fits you.
  • Stamp dutyAnd any first home concession that applies.
  • A bufferSavings left over after you buy.
  • Borrowing powerWhat lenders would lend you today.

Common questions about buying in Wiley Park

Should I buy now or keep saving for 20%?

It depends on your circumstances. Buying sooner means a larger loan and more interest, while saving longer means more rent and time. Comparing both paths on your own numbers is more useful than guessing where prices will go.

Can I avoid mortgage insurance with a 5% deposit?

Yes, through the 5% Deposit Scheme, if you are an eligible first home buyer buying within the price cap: no lenders mortgage insurance is payable.

How much does mortgage insurance cost?

Often one to two per cent of the loan at a 90 per cent loan to value ratio, and more at 95 per cent; it rises as the deposit falls. A calculator gives an estimate, and the lender confirms the exact figure.

Is a bigger deposit always better?

Not always. A bigger deposit reduces the loan and the interest, but saving for longer has its own cost, and keeping a buffer after you buy matters too.

Does a smaller deposit make approval harder?

Not necessarily. The lender still assesses your income and expenses and may want genuine savings; under the scheme the deposit can be smaller, but the servicing test is the same.

Can family help me reach a larger deposit?

Yes. A gift or a family guarantee can help you buy sooner or avoid mortgage insurance, and each has its own implications for the family member.
