A single applicant on $100,000 with no debts lands near $425,000 on our calculator assumptions. Two incomes of $100,000 reach about $900,000, which is where a Sydney apartment or an outer-ring house becomes realistic.

After a lender’s living expense benchmark about $4,000 is left, and 85% of it, about $3,410, is treated as available for repayments. Tested at the example rate plus a 3% buffer, that surplus services about $425,000 over 30 years.

What moves the $425,000?

A couple planning at the kitchen bench
  • A second income roughly doubles it.Two applicants on $100,000 each are assessed on $200,000 combined, taxed separately. On the same assumptions that is about $900,000 of borrowing power.
  • A $500 a month car loan costs about $55,000 of borrowing. On $100,000 the figure drops to roughly $370,000. Paying out a small balance before applying is often the quickest win.
  • HECS repayments are deducted first. The compulsory repayment on $100,000 is about $380 a month in 2026–27, which trims about $40,000 from the loan.
  • Dependants raise the expense floor. Each child adds to the living cost benchmark a lender applies, so a single parent on $100,000 is assessed on a smaller surplus than a single adult.
  • Rental income counts, partly. If you are keeping a property or rentvesting, lenders count around 70 to 80% of the rent. It helps, but not dollar for dollar.

How do you get from the loan to the purchase price?

A $425,000 loan with a 5% deposit under the 5% Deposit Scheme supports a purchase of about $445,000 plus costs, with no LMI. With a 20% deposit it supports about $530,000.

A couple at $900,000 of borrowing with a 10% deposit is looking at roughly $1,000,000, which brings most Sydney apartments and many houses in the outer ring into reach.

At those prices NSW first home buyer duty relief still applies: no transfer duty up to $800,000, a concession up to $1,000,000. The stamp duty calculator works out the figure for any price, and the 5% Deposit Scheme checker confirms the price cap for your area.

How do three $100,000 scenarios compare?

Same salary, different outcomes on our assumptions.

  • Single, no debtsAbout $425,000. The deposit decides the price more than the income does.
  • Single with HECS and a $500 car loanCloser to $330,000. Two deductions that each look small on a payslip.
  • Couple on $100,000 eachAbout $900,000, which is why most Sydney first purchases at this income are joint applications.

Common questions about borrowing on $100,000

What happens between $800,000 and $1 million for a couple on $100,000 each?

An illustrative couple of teachers, each on $100,000 with no debts, can borrow about $900,000 on our calculator assumptions. They buy a three-bedroom house in an outer western suburb for $900,000 under the 5% Deposit Scheme: a $45,000 deposit, an $855,000 loan and no lenders mortgage insurance.

Their deposit is savings plus a $20,000 gift from parents, backed by a signed gift letter. Above $800,000 the first home buyer exemption becomes a concession: duty is about $19,590 instead of the standard $34,687.

Between $800,000 and $1 million, each extra dollar of price adds about 20 cents of duty on top of the 5 cent deposit.

The repayment is about $5,130 a month, and the lender tests it at about $6,880. This is an illustrative example, not a Links client: figures are rounded, at the 6% example rate over 30 years.

How much can I borrow on a $100k salary?

About $425,000 as a single applicant with no debts on our calculator assumptions. Different lenders apply different expense benchmarks and buffers, so the real range is wider. A partner’s income is the biggest upward lever; debts and HECS are the usual downward ones.

How much can a couple on $100k each borrow?

Roughly $900,000 on the same assumptions. Each income is taxed separately and the living cost benchmark for two adults is less than double a single adult’s, so the combined figure is more than twice the single figure.

Is $100,000 enough to buy in Sydney?

Often, depending on what you buy: for a single buyer with a solid deposit, it reaches an apartment in many middle and outer suburbs and a house in the outer ring. In the inner ring it usually takes two incomes or a guarantor.

How much deposit do I need on a $425,000 loan?

Under the 5% Deposit Scheme, about $22,000 plus purchase costs. Outside the scheme, 20% of the price avoids LMI, which is about $106,000 on a $530,000 purchase. In between, LMI applies unless a guarantor covers the gap.

Does the bank use my gross or net income?

Gross. Lenders start with gross income, apply their own tax calculation to reach net income, then deduct living expenses and commitments. Overtime, bonuses and allowances are counted at a discount by most lenders.

What rate am I assessed at?

The actual rate plus a 3 percentage point buffer, so about 9% in this example. Some lenders also apply a minimum floor rate, which can be higher than rate plus buffer when rates are low.
