What income do you need for a $700,000 home loan?

A couple needs about $163,000 between them and a single applicant about $153,000, with no debts, on our calculator assumptions.

The figure is set by the lender’s test rather than your repayment: about $5,630 a month at 9 per cent against roughly $4,195 at the 6 per cent example rate.

At this size the loan buys about $735,000 with a 5 per cent deposit, under the $800,000 line where an eligible first home buyer pays no NSW transfer duty, and it is the loan many couples reach on one full-time and one part-time income.

Charles at Links Property Finance made buying our first home so much easier than we expected. As first home buyers, we had a lot of questions around borrowing capacity, our deposit and the different government schemes available to us. Charles explained everything clearly, compared different lenders and kept us updated throughout the whole process. He was always easy to reach and made sure we understood what was happening from pre approval right through to getting our home loan approved. We would definitely recommend Links Property Finance to anyone looking for a mortgage broker, especially first home buyers who want someone to guide them through the process.

What income is needed for $700,000, by household?

The gross income that leaves enough surplus, on our calculator assumptions, to cover about $5,630 a month at 9%.

Single, no debts, no childrenAbout $153,000. Income above $135,000 is taxed at 37%, so the last dollars count for less.
Couple, no debts, no childrenAbout $163,000 combined. Each income stays in the 30% bracket, so more of it is kept.
Couple, two childrenAbout $180,000 combined. Close to the income a childless couple needs for $800,000.
Single with a $500 a month car loanAbout $164,000. The repayment comes out of the surplus before anything else.
Single with a HECS balanceAbout $186,000. Around $18,000 a year of compulsory repayments at that income.
Couple, one full-time and one part-timeAbout $163,000 combined. Part-time pay counts in full once it is regular, as the example below shows.

What does $700,000 look like for a couple on $105,000 and $58,000?

Illustrative example, not a client. A couple earns $105,000 full-time and $58,000 part-time, three days a week, with no debts and no children. Their combined $163,000 leaves about $10,800 a month after tax and the Medicare levy, with each income taxed on its own.

The lender allows about $4,180 a month for living costs and treats 85 per cent of what is left, about $5,640, as available for repayments. At the 9 per cent assessment rate that services about $701,000 over 30 years, just over the line.

A $300 a month car loan would bring it to about $670,000, which is why small debts matter at this size. Lenders differ on part-time income: most want it regular, on payslips and past probation.

  • Couples where one partner works part-time.After parental leave, a full-time salary near $105,000 and three days a week near $58,000 reach this size with no debts. If the part-time pay has not started yet, a return-to-work letter does the job: see parental leave home loans.
  • Two professionals early in their careers. Two salaries near $82,000 each, a nurse and an engineer or a teacher and an accountant, land on about $163,000 between them and reach about $700,000.
  • A single buyer on a senior salary.About $153,000 is a senior nurse with allowances, an electrician with a full book or a mid-level manager. Regular overtime counted in full lowers the base salary needed: how overtime and allowances are assessed.
  • Buyers with a family guarantee.A guarantee changes the deposit, not the income test. The income still has to cover about $5,630 a month at the assessment rate.

What deposit goes with $700,000, and does duty apply?

With a 5 per cent deposit under the 5% Deposit Scheme, $700,000 of borrowing supports a purchase of about $735,000. A buyer who is not eligible would pay about $27,000 in duty at that price.

The deposit is about $37,000 plus legal and other costs, there is no LMI, and an eligible first home buyer pays no NSW transfer duty because the price is under $800,000.

With 20 per cent down the same loan supports about $875,000, inside the first home buyer concession band, so an eligible buyer pays about $14,700 in duty instead of about $33,600.

In between, a 10 per cent deposit on about $778,000 brings LMI unless a guarantor or a professional waiver applies. The stamp duty calculator and the deposit calculator work any price.

What if your income is a little short of $700,000?

Four changes that close a gap of $20,000 to $50,000 of borrowing.

  • Clear a small debt firstIn the worked example, a $300 a month car loan costs about $32,000 of borrowing. Paying it out before applying is often the quickest fix.
  • Cut unused card limitsLenders count a share of the limit, not the balance, as a monthly commitment. Reducing an unused limit helps even when nothing is owed.
  • Count all the incomeRegular overtime, allowances and rent from a property you keep can all count, at rates that differ by lender.
  • Pick the lender for the fileExpense benchmarks and part-time income rules differ enough that a borderline $700,000 application passes at one lender and fails at another.

Common questions about $700,000 home loans

How much do you need to earn for a $700,000 mortgage?

About $153,000 as a single applicant with no debts, or about $163,000 combined for a couple, on our calculator assumptions. Children, car loans and HECS raise it; regular overtime and rent from a property you keep lower it.

What are the repayments on a $700,000 home loan?

About $4,195 a month at a 6% example rate over 30 years, or about $969 a week. At 5% about $3,760, and at 7% about $4,655. The lender tests you on about $5,630.

Can a couple on $80,000 each borrow $700,000?

Nearly: $160,000 combined with no debts and no children reaches about $685,000 on our assumptions. A lender with a lower expense benchmark can get there; a car loan or a child does not.

Can I borrow $700,000 on one income?

From about $153,000 with no debts on our assumptions. Below that, the usual routes are a joint application, a smaller purchase, or counting rent from a property you keep.

How much interest is paid on $700,000 over 30 years?

About $811,000 at 6%. A 25-year term brings it to about $653,000 for about $315 a month more.

Does part-time income count for a $700,000 loan?

Yes, in full with most lenders once it is regular, past probation and shown on payslips. On parental leave, many lenders accept a return-to-work letter with the date and hours.

Check your own figure with the borrowing power calculator. The $600,000 and $800,000 income guides sit either side of this one.
