About $4,495 a month at a 6% example rate over 30 years. The lender tests you at about $6,035, which on our calculator assumptions needs around $163,000 of income for a single applicant or $173,000 combined.
A $750,000 loan sits behind a lot of Inner West and middle-ring Sydney purchases: a $790,000 apartment with a 5% deposit under the 5% Deposit Scheme, or a $940,000 semi with 20% down.
It is also the point where the arithmetic starts to exclude single incomes. The repayment is manageable on a good salary; the assessment-rate repayment is what most single applicants cannot clear.
This page gives both numbers, the interest over the term, and the levers that change the monthly cost.

Many $750,000 loans belong to owners moving from an apartment to a townhouse or house.
The equity in the apartment usually becomes the deposit, so the order of the sale and the purchase matters: selling first gives certainty, while buying first may need bridging finance.
Stamp duty is payable again on the new home, and first home buyer relief no longer applies. If the equity is less than 20 per cent of the new price, lenders mortgage insurance usually applies as well. See using equity to buy.

An illustrative couple own a cleared block in an outer growth suburb outright, after an inheritance, and borrow $750,000 to build.
The land does the work of a cash deposit: valued at $450,000, it brings the loan to about 62 per cent of a $1.2 million finished value, if the valuation on completion agrees.
Under the 5% Deposit Scheme, $750,000 of borrowing supports a purchase of about $790,000 with a deposit near $40,000, no LMI, and no NSW transfer duty for a first home buyer because the price is under $800,000.
With a 10% deposit the purchase is about $835,000, which triggers LMI without a guarantor and the reduced first home buyer duty rate between $800,000 and $1 million.
With 20% down the loan supports about $940,000, the deposit is $188,000 and LMI does not apply. At that price a first home buyer in NSW pays a concessional duty amount; the stamp duty calculator gives it exactly, and the deposit calculator matches your savings to a price.

What each lever is worth on $750,000.
About $4,495 a month at a 6% example rate over 30 years, principal and interest. At 5% about $4,025; at 7% about $4,990. Interest-only at 6% is about $3,750.
Roughly $163,000 as a single applicant with no debts on our calculator assumptions, or about $173,000 combined for a couple. Rental income, bonus policy and commitments move the figure in both directions.
Just short: on our assumptions a combined $170,000 with no debts and no children lands at about $735,000. A car loan or a child would need a more generous lender or a smaller loan.
About $40,000 on a $790,000 purchase under the 5% Deposit Scheme, or $188,000 to avoid LMI on a $940,000 purchase without the scheme. A guarantor can cover the gap in between.
About $869,000 over 30 years at 6%, more than the loan itself. A 25-year term cuts that to about $700,000 for an extra $335 a month.
Not if you earn about $163,000 or more, on our assumptions. Below that, most single applicants buy for less, add a partner’s income, or use rental income from a property they keep.
The repayments calculator handles any amount, rate and term, and the $150,000 borrowing guide shows the income side in detail.
