Studios and compact one-bedders are among Sydney's most accessible purchases, and the place where lender policy quietly says no. The 50-square-metre line is real, it is measured in a specific way, and it is drawn differently by different lenders. Here is how to buy small without being surprised.
The rule, and why it exists
Many lenders set a minimum internal size for apartments they will hold as security, commonly around 50 square metres for lending at higher loan-to-value ratios, with some drawing the line at 40, some at 45, and some declining very small units regardless of deposit.
The reasoning is resale: lenders believe smaller units sell to a narrower market in a downturn. You don't have to agree with the logic, you have to know which lender's line your target property clears.
How the measurement works
The line is drawn on internal living area, the space inside the walls. Balconies, car spaces, storage cages and common areas do not count, however generous. A "55 square metre" listing with a 12-square-metre balcony is a 43-square-metre apartment to most credit policies.
The strata plan states the lot areas precisely, and it is the document a valuer will use. Read it before you fall for the floor plan, the marketing measurement and the lending measurement are frequently different numbers.
Buying below the line
The policy spread is the opportunity
A 42-square-metre one-bedder might be declined outright at one lender, accepted at 80% loan-to-value at another, and treated as ordinary business at a third. The spread is wide precisely because the rule is arbitrary, each credit team draws its own line. Routing the application to a lender already comfortable at your size is the entire game; persistence with the wrong lender just burns credit enquiries.
Deposit reality below 50 square metres
Below the common thresholds, expect the high-ratio options to thin out: lenders that accept the property may cap lending at 80%, meaning a 20% deposit even where a bigger unit would have needed 10%. Price the difference before setting your budget, the deposit jump between a 52 and a 45-square-metre unit can be the real cost of buying small.
The 5% scheme and small units
The government's 5% Deposit Scheme runs through participating lenders who apply their own property rules inside it, including size minimums. An eligible buyer with an eligible price can still find the specific unit fails a participating lender's size line. The scheme question and the size question have to be answered together, per lender, before you commit.
Where small stock concentrates
Compact units cluster where towers and older blocks meet demand: the Rhodes peninsula, station-side Burwood, the North Strathfield corridor. Note the counter-example: older art-deco flats in suburbs like Summer Hill usually clear size rules easily, generous rooms were the era's habit.
Before you offer on a small apartment
Four checks, in order: confirm the internal area from the strata plan, not the listing; have your broker confirm which lenders accept that size at which ratios, before you pay for anything; check the building doesn't stack a second policy problem on top (serviced apartments, student-style blocks and investor-heavy towers each thin the panel further); and set your deposit plan for the ratio the accepting lenders actually offer, not the one the price guide assumed. Small-apartment purchases fail on sequencing, not on size.
Small apartment questions
Is 50 square metres a law or just bank policy?
Pure lender policy, there is no law setting a minimum lendable size. That is exactly why the answer differs between lenders and why a decline at one bank says nothing about the next. Policies also change over time, so last year's answer is worth re-checking.
Does the balcony really not count?
For most lenders' size tests, no, the measurement is internal living area, excluding balconies, parking and storage. A handful of policies give partial credit for enclosed balconies or oversized outdoor space, which can matter at the margin. The strata plan's lot areas are the authoritative numbers.
Can I use the 5% Deposit Scheme on a studio?
The scheme itself doesn't set a size rule, but it operates through participating lenders who do. A studio that fails every participating lender's size line can't use the scheme in practice, while the same buyer could use it on a slightly larger unit. It is a per-lender, per-property check, quick to do, expensive to skip.
Are small apartments a bad investment because of these rules?
They carry a structural consideration: the same financing friction you face applies to your future buyer, which can dampen resale demand. Against that, entry price and rental yield can be strong. It is a trade-off to make knowingly, and a reason the exit, not just the entry, belongs in the decision.
