A PAYG withholding variation asks the ATO to let your employer withhold less tax from each pay, because deductions such as a rental loss will otherwise give you a large refund at tax time. You lodge it online during the year, it lasts one financial year, and the ATO aims to decide online applications within 28 days.

Who uses a PAYG variation?
Mostly employees with a negatively geared property, where interest and costs exceed the rent and the loss reduces their taxable income. Without a variation, too much tax is withheld all year and comes back as a refund after you lodge. With one, the money arrives in each pay instead.
How much more pay could it mean?
Take an investor on a 37% tax rate (39% with Medicare) with a $10,200 rental loss. The yearly tax saving is about $3,978, or about $153 a fortnight across 26 pays. The variation brings that forward; it does not change the total tax for the year.
What changes from 1 July 2027?
For an established home bought after 7:30pm AEST on 12 May 2026, rental losses from 1 July 2027 can no longer reduce salary income. They are quarantined against residential income and gains. That means there is no salary refund to bring forward, so a variation for that property stops making sense from then. Properties held before Budget night, and new builds, keep negative gearing. The article on negative gearing changes explains who is affected.
When must you lodge a new application?
- You sell the rental property.
- Your income will be higher than you stated, for example a bonus or commission.
- Your deductible expenses change, such as a rate change on the loan.
- You change employers, because a variation applies to one payer.
Does a variation affect your home loan?
A little, and lenders read it carefully. Your payslips will show higher take-home pay, but lenders assess your gross income and work out the tax themselves. Where lenders allow for negative gearing, they usually add back part of the tax benefit in their own way, so the variation itself does not raise your borrowing power. What matters is that your figures are consistent: the ATO notice, the payslips and your tax return. The guide to negative gearing covers how lenders treat a geared property.
How do you estimate the loss for the application?
The ATO wants a realistic estimate for the year, built from the same items you will claim:
- Rent for the year, from the lease or the agent’s statements.
- Interest on the investment loan, from the loan statement and the current rate.
- Running costs: council and water rates, strata levies, insurance, agent fees and repairs.
- Depreciation from a quantity surveyor’s schedule, if you have one.
Rent minus those costs gives the loss. If the rate on the loan changes during the year, the loss changes too, and the ATO expects a new application.
Should you take the variation or wait for the refund?
Some investors prefer the refund as a once-a-year lump sum they put straight onto the loan or into an offset. Others prefer the extra pay each fortnight to cover the rental shortfall as it happens. If the money will go into an offset account either way, the variation gets it working sooner. The guide to offset accounts shows how much that saves.
What are the risks?
- A tax bill if the loss turns out smaller than estimated, for example the rent rises or the rate falls.
- Forgetting to update it after selling the property or changing jobs.
- Budgeting on a refund that has already been paid out in your wages.
Questions people ask
Is a PAYG variation worth it?
It suits investors with a steady, predictable loss who would rather have the money each fortnight than one refund. The total tax is the same.
Do I need a tax agent to apply?
No. You can apply online through ATO online services, though many investors have their agent prepare the estimate.
Does a variation carry over to next year?
No. It lasts one financial year, so you apply again each year you need it.
Do I need a new PAYG withholding variation for 2026-27?
Yes. A variation lasts one financial year, so apply again for 2026-27 if your rental loss continues. The application, NAT 2036, can be lodged online or on paper during the year, by 30 April at the latest, and online applications are processed within about 28 days.
