Can dentists borrow more and avoid lenders mortgage insurance?

Usually, yes. Dentists sit in the group lenders treat most generously: several waive lenders mortgage insurance to 90 per cent, sometimes 95, with current registration and a minimum income.

Where may a concession for dentists apply?

A family on the porch of their home
  • Dentists sit in the group that appears on the most lists, alongside doctors, specialists and veterinarians, and that group often attracts the most generous terms, in some cases above 90 per cent of the property value with the insurance waived.Registration with the Dental Board of Australia through AHPRA is usually the evidence asked for. Hygienists, therapists and prosthetists are generally not covered by the same policies, so the title on your registration matters.
  • A waiver removes the insurance premium, not the assessment. Your borrowing figure still comes from income, expenses and commitments.

How is dentist income usually read?

A family together in their backyard
  • A dentist may be employed by a practice on a salary, engaged as an associate paid a percentage of billings under a service agreement, or own the practice outright. Those three look very different on an application: a salary is read from payslips and a contract, percentage billings are usually read as self-employed income through financials or billing statements, and practice ownership brings the business itself into the assessment. Moving between them mid-career is the situation that most often needs a lender chosen deliberately.
  • Associate dentists are often paid a percentage of billings rather than a salary.Where that runs through an ABN, most lenders want one or two years of tax returns, though some accept a shorter history from a dentist who moved from salaried work in the same field. A signed associate agreement showing the split helps either way.

Registration and membership usually matter

Where a lender offers a concession to dentists, it is usually tied to current registration with the Dental Board of Australia through AHPRA.

Some lenders include general dentists and specialists, and a few extend it to other dental practitioners, so the exact title on your registration matters.

The lender still assesses your income in the usual way. For an employed dentist that means payslips. For an associate paid a share of billings, or a practice owner, it usually means tax returns, which changes the documents and sometimes the lender.

Before a dentist applies

Work out how your income will be assessed first: salary, a percentage of billings as a contractor, or practice profits. Then confirm which lenders include dentists in their policy and what deposit and evidence they want. Self-employed lending.

Applying in that order avoids a decline that could have been foreseen.

Questions from dentists

Do lenders treat dentists the same as doctors?

Not always. Many lenders group dentists with medical professionals for mortgage insurance concessions, but some include only medical practitioners. Checking each lender’s list before applying matters more than assuming the two are treated alike.

I am an associate dentist paid a percentage of billings. How is that assessed?

Usually as self-employed or contractor income, from tax returns and sometimes business activity statements. Some lenders accept a shorter history if you have worked in the same role before, and a few use recent invoices and a contract.

Does a loan to buy into a practice affect my home loan?

Yes. Repayments on a practice loan count as a commitment and reduce borrowing power. Lenders may also look at the practice’s financials if you own it, so it helps to plan the two loans together.

Can a newly graduated dentist get a concession?

Sometimes: some lenders accept recent graduates with current registration and an employment contract, while others want a period of practice or a minimum income. A signed contract and registration certificate make the strongest case.

Does a waived lenders mortgage insurance loan cost more in interest?

Not necessarily. The mortgage insurance concession and the interest rate are separate, so compare the whole loan, including the rate, fees and features, rather than choosing on the waiver alone.

Can I use the 5% Deposit Scheme instead?

If you are a first home buyer and meet the criteria, yes. The scheme has price caps and its own rules, while a profession concession depends on the lender. Comparing both shows which suits the property you want.
