How do lenders assess nurses for a home loan?

Nurses and midwives can usually borrow on base pay plus a share of regular shift penalties and overtime, and some lenders also add back salary packaging.

How much of that variable pay counts differs between lenders, so the same payslips can support noticeably different loan sizes.

How do lenders read a nurse’s income?

A family on the porch of their home
  • Base pay counts in full; shift penalties, overtime and allowances are where lenders differ. Some lenders count regular penalties and overtime in full once they show on payslips for several months; others count a share or want a longer history. Night, weekend and public holiday penalties that are part of a regular roster read better than occasional extra shifts.
  • Salary packaging can add to the income a lender counts.Staff of public and not-for-profit hospitals can package up to an FBT exemption cap of $17,000 grossed-up, plus a separate $5,000 cap for meal entertainment. Some lenders add the packaged amount back as tax-free income and others count only taxable pay, which the salary packaging guide works through with numbers.

Do lenders offer nurses a concession on mortgage insurance?

A family together in their backyard
  • Sometimes, but less widely than for doctors. Some lenders extend concessions to selected healthcare occupations, with narrower lists, thresholds and conditions than the medical practitioner tier, and they differ by lender. Current registration with the Nursing and Midwifery Board of Australia through AHPRA is normally part of the check.
  • If no concession applies, the 5% Deposit Scheme can do the same job.For an eligible first home buyer it removes lenders mortgage insurance with a 5% deposit, and single parents can use a 2% deposit.

What about agency, casual and graduate nurses?

Agency and casual nurses are usually assessed on an average of income over a history, often several months to a year, and some lenders work from year-to-date figures. The guides to casual employment home loans and home loans on probation cover each in detail.

Graduate nurses on probation have fewer lenders to choose from, but a hospital graduate program on a set pay scale often reads as stable employment.

What should a nurse prepare before applying?

Recent payslips that show the shift detail, not just the totals, your latest income statement, an employer letter if you are on a contract or graduate program, your salary packaging statement and evidence of registration if the lender asks.

Keep rosters steady in the months before applying where you can and avoid unexplained gaps. The document centre lists the full set, and overtime and allowances explains how each part of a payslip is read.

Questions from nurses and midwives

Do lenders count my penalty rates and overtime?

Often, when they are regular. Lenders want to see them on payslips over a period, and how much they count ranges from all of it to a share, depending on the lender and your history in the role.

Does salary packaging count for a home loan?

With many lenders. Some add the packaged amount back as tax-free income, some gross it up as salary and some count only taxable pay, so the choice of lender can change your borrowing power.

I work through an agency. Can I still borrow?

Yes, usually with a history. Lenders tend to average agency and casual income over several months or a year, and the documents needed are heavier than for a permanent role.

Can nurses avoid lenders mortgage insurance?

Sometimes through a lender concession for selected healthcare occupations, and more often through the 5% Deposit Scheme if you are an eligible first home buyer.

I am a graduate nurse on probation. Can I buy?

Possibly. Fewer lenders accept probation, but a hospital graduate program with a set pay scale often reads as stable employment, especially with a contract that runs past settlement.

Does HECS-HELP affect how much I can borrow?

Yes. The compulsory repayment reduces the income available for the loan. In 2026-27 no repayment is due on repayment income of $69,528 or less, and the repayment thresholds article has the full table.
