How has the average NSW loan changed recently?

Average new owner-occupier loan size, NSW and Australia (ABS, original)
Quarter NSW Australia
December 2025 $873,000 $737,000
March 2026 $861,000 $735,000
June 2026 $842,000 $731,000

The NSW average eased over the three quarters but remained the largest in the country. Averages move with the mix of buyers in each quarter as well as with prices, so a fall in the average does not on its own mean prices fell.

What do first home buyers borrow?

The ABS publishes first home buyer numbers nationally each quarter. In the June quarter 2026 there were 29,319 new owner-occupier first home buyer loans across Australia, worth $18.4 billion, seasonally adjusted. That works out to about $628,000 per loan, our calculation from the ABS figures. A NSW first home buyer average is not in the headline release.

What are the repayments on an average loan?

Monthly repayments at the 6% example rate, 30 years
Loan Monthly repayment, about
$628,000, national first home buyer average $3,765
$731,000, national owner-occupier average $4,383
$842,000, NSW owner-occupier average $5,048

The repayments calculator works out your own figure, and the pages on repayments on $750,000 and repayments on $1 million show rates and terms side by side.

What income does an average NSW loan need?

Lenders test repayments at your rate plus a 3 percentage point buffer, so an $842,000 loan is assessed at about $6,775 a month at 9%, not the $5,048 you would actually pay at 6%. The income needed depends on your living costs and debts. The guide to the serviceability buffer explains the test, and the income needed for an $800,000 home loan page gives worked figures.

Is the average a good guide to what you can borrow?

Not really. The average is shaped by the buyers who borrowed that quarter, many of them upgraders with equity from a previous home. What you can borrow depends on your income, living costs, debts and deposit, tested at the lender’s assessment rate. The borrowing power calculator gives a figure for your own situation in a minute.

What does the average include?

  • New loan commitments only. It is the average of loans written in the quarter, not of all existing mortgages.
  • Purchases and construction. It covers buying new or existing homes and building, and excludes refinancing.
  • Original figures. The state averages are not seasonally adjusted, so quarters can jump around.

Why is the NSW average so high?

Mainly because property prices in Sydney are higher than in other capitals, so buyers borrow more for a similar home. Loan size also depends on deposits, which tend to be larger where buyers have more equity from a previous home. The average says little about any one buyer; your borrowing power depends on your own income, debts and deposit.

How often are these figures updated?
