How do lenders assess occupational therapists and speech pathologists?

Salaried therapists in hospitals, schools and community health are assessed from payslips like any employee. Therapists in private practice or providing NDIS services through their own ABN are assessed as self-employed, from tax returns.

Occupational therapists are registered through AHPRA; speech pathologists are not, and usually hold certification with Speech Pathology Australia instead, which matters for some lenders’ professional policies.

Paperwork and finances were never my strong suit. He has made this process as simple and dummy proof for me as humanly possible. This is not the first time I use a mortgage broker, however it was the easiest and most pleasant.

How is a therapist’s income assessed?

A family in a backyard
  • Salaried in health or education.Payslips and an employer letter; penalties and allowances where regular.
  • Contractor to a practice.Usually self-employed, from tax returns.
  • NDIS provider in your own business.Self-employed: tax returns, and lenders look at how steady your client base is.
  • A mix of both.Salary plus private income, each assessed on its own evidence.

How do lenders see NDIS provider income?

As business income, assessed from tax returns. Lenders look for at least one to two years of history and a steady pattern. Large swings from year to year lead most lenders to use the lower year or an average. The self-employed lending page explains add-backs.

A business bank account that shows regular NDIS payments helps, and so does a clean BAS history.

Do registration and certification matter?

For lenders mortgage insurance concessions, yes. A few lenders extend professional LMI concessions to some allied health roles, often requiring AHPRA registration, which occupational therapists have and speech pathologists do not. Some lenders accept professional association certification instead.

Lists vary and change, so check before relying on one. The healthcare professional home loans page explains these policies.

What about part-time hours?

Many therapists work part time. Permanent part-time salary counts in full at your current hours; see part-time income home loans.

Common questions about OT and speech pathologist home loans

Some lenders include occupational therapists in professional LMI concessions. Many do not, so check current policy.

No. Speech pathologists are usually certified through Speech Pathology Australia, which some lenders accept for professional policies.

Do lenders count NDIS income?

Yes, as business income from tax returns, usually with one to two years of history.

Can I combine salary and private practice income?

Yes. Lenders assess each part on its own evidence and add them together.

Does part-time work count in full?

Permanent part-time salary counts in full at your current hours.
