Sometimes. A PhD stipend is regular income, and a number of lenders will count it, usually when enough of the scholarship is left to run and you can show the award letter. Because many stipends are tax free, some lenders gross them up. A home loan on a stipend alone is small, so most PhD students buy with a partner’s income or a guarantor.

Is a PhD stipend taxable?

Often not. The ATO treats a scholarship as exempt income when you are a full-time student, the payment is mainly for education, and you have no obligation to work for the provider in return. Many research stipends meet those conditions; some do not, such as those tied to work for an industry partner. Your university or the ATO’s scholarship tool can confirm.

How do lenders assess a stipend?

  • The award letter showing the amount and end date.
  • Bank statements showing the payments.
  • Time remaining: lenders are more comfortable when a good part of the term is still ahead.
  • Grossing up: some lenders treat tax-free income as if it were a higher taxable salary.

Lender policies on stipends vary a great deal, which is where a broker earns their keep.

How much difference does grossing up make?

On the site’s model at a 9% assessment rate, $36,000 counted as taxable income supports a loan of only about $44,000. Counted as the equivalent of about $42,000 of taxable salary, it supports about $88,000. Either way, a stipend alone rarely buys a home in Sydney, which is why the next two sections matter more.

How do PhD students usually buy?

What if you have a job offer for after the PhD?

A signed contract with a start date can count. Some lenders will assess a future salary when the contract is unconditional and starts soon, sometimes within 90 days. This can be the moment to buy, rather than during the stipend. The employer letter template shows what lenders like to see.

What can a stipend buy near a Sydney campus?

Many PhD students look at studios and one-bedroom units near the universities. Lenders treat very small apartments cautiously: some want at least 40 or 50 square metres of internal living area, and dedicated student accommodation is a separate category many lenders avoid. The small apartment home loans page explains size limits, and the article on student accommodation loans covers purpose-built student buildings.

Can you use first home buyer help?

Yes, if you are a citizen or permanent resident. The 5% Deposit Scheme and NSW first home buyer duty relief do not depend on the type of income. International PhD students on a student visa are foreign persons and generally cannot buy an established home until at least 30 June 2029.
