What is company title and should it scare me off?
It is apartment ownership through shares in the company that owns the building, the system that predates strata, and no, it shouldn't scare you, it should inform your lender choice. Many lenders cap loan-to-value ratios on company title or decline it; the right ones lend confidently. Priced sensibly, these flats are some of the area's best value. How do lenders handle multi-million dollar loans?
With sharper pencils. Higher scrutiny of debt-to-income ratios, tiered loan-to-value limits, sometimes different pricing, and each lender draws these lines in different places. On the same income and deposit, two lenders can differ by hundreds of thousands in what they will extend. Placement is everything at this tier.
Do professionals really get LMI waived?
Eligible professions at participating lenders, yes, commonly medical practitioners at up to around 90 to 95 per cent, with some lenders extending versions to legal, accounting and other professions.
