Is a Chatswood apartment inside the 5% scheme and the lender’s rules?

Often inside the scheme: many Chatswood apartments sit under the $1.5 million Sydney cap for the 5% Deposit Scheme. The lender’s rules are the harder part.

Towers near the interchange concentrate lending, so some lenders reach their limit in a building, and small units must clear minimum size rules.

Of Chatswood's homes, 27.9% are houses, 4.3% terraces and semis and 67.6% apartments (ABS Census 2021).

What Chatswood is built of

Chatswood is an apartment suburb first: 67.6% of its homes are units. Ask for the strata report early on any unit here: special levies and disputes change the loan conversation more than the rate does. 50.2% of homes here are rented, against 32.6% across NSW. High rental demand here helps an investment loan, because lenders count part of the expected rent toward servicing.

Refinancing in Chatswood

Owners here often bought into a tower and have watched the surrounding supply keep coming. That matters at refinance because the valuation is driven by recent sales inside the same building, not by the suburb.

Where a lot of similar stock has settled recently, the comparable evidence is abundant and the valuation is usually predictable; where a building is unusual, it is less so. Establishing the likely valuation before applying avoids the awkward version of that conversation.

Worth reviewing when your fixed rate is ending, when your rate sits above what new customers are being offered, or when you want an offset account you don't currently have. Sometimes the right answer is a repricing call to your existing lender rather than a switch, and that costs nothing.

Can I get an investment loan in Chatswood?

Yes; the rental market is deep, driven by workers in the commercial core and students at nearby campuses. Lenders discount the rent by different amounts, so a property that services at one lender can fall short at another on identical numbers.

Where the apartment is in a high-density postcode, some lenders apply a lower maximum loan-to-value ratio to investment purchases than to owner-occupied ones.

Interest-only can help cash flow in the early years, but it doesn't reduce the balance, and repayments step up when the interest-only period ends. Whether it suits you depends on your plans and your tax position, which is a conversation for your accountant as much as your broker.

How investment loans are assessed

From the Victoria Avenue towers to the conservation areas

A Sydney house with a red tiled roof
  • Most Chatswood homes are apartments, and the towers cluster around Chatswood station, the bus interchange and the Victoria Avenue mall. That is where the apartment rules decide the outcome: how much a lender will hold in one building, whether a compact one-bedder clears a minimum internal floor area, and how a young building’s defect and rectification records read. Owners in those towers meet the same questions again at refinance, because the valuation leans on recent sales inside the same building.
  • A few streets from the commercial core, Chatswood turns into freestanding houses, including the Federation and interwar homes of the North Chatswood and South Chatswood heritage conservation areas. Those purchases are house lending, valued on land and condition. Where a home sits in a conservation area or is a heritage item, renovation plans and council approvals become part of the finance conversation, particularly if the price assumes an extension.

Tower or house, one postcode, two sets of rules

A family together in their backyard
  • Every lender publishes a credit policy, and the differences show up most on Chatswood’s tower stock: minimum internal size, how many units in one complex a lender will fund, and whether a high loan-to-value ratio is available in a high-density postcode.A two-bedroom apartment above the town centre and a Federation house in a conservation area can get very different answers from the same bank.
  • Going to one bank means accepting one set of those rules.Comparing across a panel means finding the lender whose rules already fit the tower or the house before you pay for a valuation, or before you bid at an auction where the contract is unconditional.

Chatswood station and the town centre towers

Chatswood station is a major interchange, with Sydney Trains services on the same site and buses running from the interchange beside it.

  • Apartments make up most of Chatswood’s housing, as the figures below show, from older low-rise blocks to recent high-rise.
  • Among the lenders Links compares are ANZ, Westpac, Macquarie, ING and Resimac, and for a Chatswood tower the useful question is which of them is comfortable with that particular building.

Common questions about buying in Chatswood

Does a Chatswood heritage conservation area affect a home loan?

Not the loan itself, but it can affect the plan around it. A house in the North Chatswood or South Chatswood conservation area is still house lending, valued on land, condition and comparable sales.

Can I use the 5% Deposit Scheme on a Chatswood apartment?

Yes, if you are eligible and the price sits inside the cap. That usually points to a one-bedroom or smaller two-bedroom in the town centre, where tower exposure limits still apply.

Is it harder to finance a Chatswood tower apartment?

Sometimes, and the reason is exposure rather than the property. Some lenders cap how much they will lend within a single complex, so a large building can be closed at one bank and open at another. It is checkable before you offer.

What internal size do lenders want for a Chatswood one-bedroom?

Commonly around 50 square metres of living area, excluding balconies and car spaces. Compact one-bedroom units in newer towers can fall short with some lenders.

Should I read the strata report before bidding on a Chatswood apartment?

Yes. Newer towers can have defect claims, and older low-rise blocks can have maintenance due, both of which show up in levies.
