Mortgage Broker Bondi
Bondi's market is really three markets: art deco and mid-century units in walk-up blocks, semis and cottages on tight subdivided streets, and a studio pool that trades constantly under 50 square metres. Each one raises a different lending question, and all three usually end at auction. Charles Touma arranges the finance for how Bondi actually sells.

Helping buyers, owners and investors in Bondi
Links Property Finance is a Sydney mortgage broker working across the east by phone, video and in person when it helps. What we bring to Bondi is policy knowledge for its actual stock, because a 1938 walk-up, a renovated semi and a fifth-floor studio are three different conversations with a lender.
Bondi prices also push ordinary buyers into extraordinary loan sizes. Files that would be routine elsewhere reach the tiers where lenders tighten debt-to-income and loan-to-value settings, and choosing the lender whose thresholds fit your file becomes the whole game.
The under-50-square-metre question
A meaningful share of Bondi apartments, studios and compact one-bedders, sits under the 50-square-metre line where some lenders decline outright and others cap lending. It is the single most common surprise for Bondi first-timers: the property is fine, the buyer is fine, the floor plan is the problem.
It is also entirely solvable. Plenty of lenders assess small units on merit, building quality, location, letability, rather than a tape measure. The work is knowing who, before you bid on something unconditional. The small-apartment guide goes deeper.
Bidding at a Bondi auction
Almost everything worth owning in Bondi sells under the hammer. The finance has to be finished before Saturday.
Pre-approval, properly assessed
A real pre-approval, verified income, checked policy, means your ceiling is a number that funds. How it works, and why the quick online kind isn't worth bidding on.
Valuation risk on trophy streets
Emotional auctions can print prices a valuer won't repeat. We plan deposit buffers so a conservative valuation is an annoyance, not a crisis, and if one lands short, here is the playbook.
Strata before you bid
Older blocks carry older records. Levies, sinking funds and any special-levy history are worth reading before auction, because the lender's valuer reads them after, when you're already committed.
The deposit on the day
Ten per cent moves on exchange. If yours sits in equity or shares, releasing it is a two-to-three-week structuring job, not a Friday transfer.
First home buyers in Bondi
The supports matter at Bondi prices, and more of the unit stock qualifies than people assume.
The $1.5 million Sydney cap, with no income caps, covers a genuine slice of Bondi units. Five per cent down, no lender's insurance. Check eligibility.
Full exemption to $800,000 and a concession to $1 million for eligible first home buyers, a band that still holds Bondi studios and some one-bedders. Your figure.
Under 50sqm needs the right lender, not a bigger deposit necessarily. Policy selection is the fix.
Plenty of Bondi renters buy their first property elsewhere and keep the beach. An investment-first structure has its own deposit and tax logic, worth mapping early.

Common questions about buying in Bondi
Can I get a home loan for a studio in Bondi?
Usually, with the right lender. Under 50 square metres, some lenders decline, some reduce the maximum loan-to-value ratio, and some lend on normal terms if the building and location stack up, which in Bondi they generally do. The floor plan decides the lender list; the lender list decides the deposit you need.
Are older art deco blocks harder to finance?
The age itself isn't the issue, the strata record is. A well-kept 1930s building with a healthy sinking fund is a security lenders like. Deferred maintenance and a history of special levies invite valuer caution. We read the strata report before you bid, because afterwards is too late to renegotiate.
What deposit do I actually need for Bondi?
At unit prices, anywhere from five per cent under the government scheme to twenty per cent to avoid lender's insurance without it, plus duty and costs. The honest number depends on the price band and your eligibility, run the deposit calculator for your scenario, then verify it in a conversation.
Is buying at auction riskier for my finance?
It concentrates the risk before the day rather than adding more. Unconditional exchange means valuation, approval and deposit questions must be closed in advance. Buyers with settled pre-approval and a bid ceiling do fine; buyers who plan to sort finance after winning are gambling with their deposit.
Semis and cottages, anything different?
Mostly the loan size. Bondi houses push into the bands where lenders tighten policy on large loans and high debt-to-income files, and where two lenders can differ enormously on the same income. The large loans guide explains how we place these.
General information only, not credit or financial advice. Lender policies and government scheme criteria differ and change over time. All lending is subject to individual assessment and approval.
