Buying a Neutral Bay flat on company title: which lenders say yes?

Fewer than for strata. Many lenders do not accept company title, and those that do often lend at a lower loan-to-value ratio and want the company’s constitution and share certificate.

Strata units in the same streets are assessed normally, so checking the title before you bid tells you which lenders are open to you.

Neutral Bay by its homes

Neutral Bay is an apartment suburb first: 80.2% of its homes are units. That brings the levies, the sinking fund and any defect history into how a lender reads the building. 52.4% of homes here are rented, against 32.6% across NSW. The suburb suits buyers weighing rentvesting: renting where you live and buying where the numbers work.

Charles Touma from Links Property Finance was a great help with buying my first home. I had plenty of questions and he took the time to explain things clearly without making me feel rushed. Paperwork and finances were never my strong suit. He has made this process as simple and dummy proof for me as humanly possible. This is not the first time I use a mortgage broker, however it was the easiest and most pleasant.

Company title, in practice

A family together in their backyard
  • Owning company title means owning shares that entitle you to your flat, and lenders see shares, not real property, as security. Some decline; many cap loan-to-value at lower tiers; a handful lend near-normally. Building rules can also require board approval of buyers, another timing step the finance plan has to respect.
  • None of this is a reason to avoid the stock, it is a reason to sequence properly: lender confirmed, approval matched to the building's process, then offer. The company title guide has the full picture.

Neutral Bay wharf, Military Road and the older blocks

Neutral Bay is off the rail network. That access helps keep the rental market deep, so investors usually have plenty of rental evidence, and valuers have a large pool of comparable units, which helps an older flat in a well-kept building value predictably.

Buses, including the B-Line, stop along Military Road in Neutral Bay on the way to the city, and Neutral Bay wharf on Hayes Street is on the ferry route to Circular Quay, which also calls at North Sydney and Kirribilli.

  • Most of Neutral Bay’s homes are apartments, many of them in art deco and pre-war walk-up blocks on the slopes toward the harbour, some still held under company title.
  • For a Neutral Bay flat, Links can set ANZ, Westpac, Macquarie, ING and Resimac side by side, which matters most where the title or the floor area narrows who will lend.

Most of Neutral Bay’s homes are apartments, many of them in art deco and pre-war walk-up blocks on the slopes toward the harbour, some still held under company title. Houses are rare.

For the loan, the building comes first: whether the title is strata or company title, the internal size of an older studio or one-bedroom flat, the sinking fund on an ageing building, and, for company title, whether the board must approve the buyer.

For a Neutral Bay flat, Links can set ANZ, Westpac, Macquarie, ING and Resimac side by side, which matters most where the title or the floor area narrows who will lend.

Example scenario (illustrative, not a real client): A nurse buying a first home finds a one-bedroom art deco flat a short walk from Military Road. The flat is company title, and its internal area is close to the size where some lenders become cautious.

Either issue alone narrows the list. Comparing policies on both points first finds a lender that accepts the title and the size, so the offer and the board’s approval can be timed around a genuine pre-approval.

Common questions about buying in Neutral Bay

How do I know if a flat is company title or strata?

The contract says, share certificate and company constitution instead of a strata plan, and agents will usually tell you if asked directly.

It matters before you fall in love: the lender list, the loan-to-value cap and sometimes a board-approval step all change with the answer. We check it as the first document on any Neutral Bay unit.

How does board approval fit into buying a Neutral Bay company title flat?

Some of Neutral Bay’s company title buildings require the board to approve a new shareholder before the transfer goes through, and that step has to fit the contract timetable.

The practical order is to confirm a lender willing to take the company title security, get a pre-approval that reflects its loan-to-value limit, then offer, leaving room for the interview or paperwork the board asks for. The building’s constitution sets out what is required.

Why are company title flats cheaper?

A thinner buyer pool, some purchasers and some lenders avoid them, and occasionally stricter building rules. For buyers who arrange the right finance, that discount is the opportunity: same harbour suburb, same buildings-with-bones character, lower entry price. The trade-off is real but knowable in advance.

Will a lender finance an art deco studio here?

Often, yes: under 50 square metres the lender list narrows but does not vanish, and character buildings in blue-chip suburbs help the case.

Between floor size and title type, a Neutral Bay studio can involve more lender selection than a house, which is exactly why the selection happens before the offer.

What deposit gets me into Neutral Bay?

From five per cent under the government scheme if you and the price qualify, to twenty per cent avoiding insurance without it, with company title purchases sometimes needing more where loan-to-value caps apply.

The straight answer is building-specific, which is why we price the deposit after seeing the property, not before.

Is Neutral Bay a sound first investment?

It can be: the rental market is deep, and older units carry older-building maintenance. Investment lending prices differently and the deposit logic changes, so the investment guide plus a structure conversation is the right start.
