Buying on the Northern Beaches? Are you ready to bid or build?

Ready means three things settled before auction day or a builder’s contract: a lender-assessed pre-approval, a price limit that already includes stamp duty and costs, and, for a rebuild, a lender comfortable with construction drawdowns.

Business owners and tradies also need the lender that reads their income best, which often decides the result here.

How much equity could you use?

For upgraders and investors, how much of your home could work as a deposit.

$1,100,000
$600,000
  • Total equity$500,000
  • Usable equity (to 80% LVR)$280,000

That usable equity could work as a deposit on an investment property or renovation, structured so your properties aren’t tied together unnecessarily.

Usable equity assumes lending to 80% of your home’s value against your current loan. Lender policy and serviceability decide the real figure.

Mortgage brokers in the Northern Beaches: what to look for

Four things to ask any broker before you let them lodge an application for a home in the Northern Beaches.

  • They should know the suburb, not just the postcode.Apartments around Dee Why, knock-down rebuilds and business-owner incomes each change the lender choice on the Northern Beaches. Each suburb listed has its own page.
  • They should match the lender to the property and to you.A panel of more than 70 lenders only helps if someone reads your situation first. That is the order Links works in.
  • They should be clear about commission. You pay no broker fee on most loans, and the commission the lender pays is disclosed in writing before you commit.
  • They should be there for the next step. Most clients come back for a rate review, a refinance or another purchase. You deal with Charles each time.

Northern Beaches mortgage broker: who we help

Where most Northern Beaches conversations start.

  • First home buyersThe deposit you need, whether a government scheme applies, and the full cash cost once duty is counted. First home buyer loans.
  • Reviewing an existing loanMany people are on a rate set years ago. The review is free, and the answer is sometimes a repricing request to your current lender rather than a switch. Loan health check.
  • Selling and buying againOwners in Northern Beaches moving on often have more equity than they expect. The question is how much a lender will let you use. Using your equity.

  • Links Property Finance works across the Northern Beaches by phone, video and in person when it helps. The Beaches' isolation is its market logic: people who live here stay, houses turn over slowly, and buying often means competing hard for the few that do, or building the house that the market won't sell you.
  • That second path matters. Knock-down rebuilds and major renovations are a Beaches specialty, and they run on construction finance, staged drawdowns, fixed-price contracts and end-value assessments, arranged before the builder is booked.

Self-employed, and proud of it

A family together in their backyard
  • The Beaches workforce skews toward business owners, contractors and tradies, incomes that arrive as company profit, trust distributions or seasonal invoices rather than tidy payslips.Lenders read those incomes with wildly different generosity: one averages two years, another takes the latest, a third adds back depreciation the rest ignore.
  • Matching the income shape to the lender that reads it best is often worth six figures of borrowing power here. The self-employed guide and the income calculator show how the readings differ.

The Manly ferry, the b-line and the Beaches housing mix

The Northern Beaches has no railway line. Many of the region’s apartments sit close to those links, in Manly and along the Dee Why unit corridor.

The region’s main public transport links are the Manly ferry from Manly Wharf to Circular Quay and the B-Line bus, which runs from Mona Vale through Warriewood, Narrabeen, Collaroy, Dee Why and Brookvale, then through Manly Vale, Spit Junction and Neutral Bay to Wynyard.

Who do you deal with in Northern Beaches?

His years in residential real estate mean the Beaches’ scarce houses, knock-down rebuilds and B-Line units are familiar ground.

More about Charles · What clients say.

How does it run?

One. A conversation. Thirty minutes, no documents needed. Your income, equity and whether you plan to bid, build or buy a unit.

Two. The lender question. Auctions, construction and unit buildings each suit different lenders, so the file goes to one whose policy fits your plan.

What does the Northern Beaches market mean for a loan?

Mostly mainstream lending across coastal houses, low-rise unit blocks and pockets of newer development, spread along a long corridor with limited transport.

  • Coastal exposure affects both insurance and valuation. Older low-rise blocks raise floor area and sinking fund questions, and larger homes bring the debt-to-income considerations that come with any high-value purchase.
  • Every area has properties some lenders prefer and others avoid. Choosing the lender around the property, and re-checking policies that may have changed, is what keeps a good purchase from stalling.

Common questions about buying on the Northern Beaches

Why do the Beaches feel harder to buy into than other regions?

Turnover. The peninsula's geography keeps owners in place, so fewer houses trade in any year, and the ones that do attract everyone waiting.

Does the lack of a train line affect lending on the Northern Beaches?

Not as a lending rule. Lenders assess the property, the building or land, and your finances, not the distance to a railway line. Transport does shape the evidence, though.

How does a knock-down rebuild get financed?

As construction lending: the land (often already yours) anchors the security, the build is funded in stages against a fixed-price contract, and the lender's assessment runs on the completed home's value. Contingency sits inside the facility, and drawdowns follow inspections.

I run my own business. Will that hurt my application?

Not with the right lender, and this region proves it daily. Lenders differ on which year's figures they use, which add-backs they accept and how they treat retained profits; the spread between readings of the same books can exceed $100,000 of borrowing power.

Is the Dee Why corridor a sound first purchase?

It is the Beaches' purpose-built entry point: unit supply at prices the schemes cover, with the beach doing the lifestyle work. Strata quality varies with building age and size, so the record gets read before you offer, but the corridor is where Beaches first-timers land.
