Quick repayment estimate

Principal and interest, constant rate, monthly repayments. An estimate only, not credit advice or an offer.
A flat above a shop is two uses on one title, and lenders treat it differently from a home.
Usually residential lending if the home is most of the floor area, commercial lending if the shop is, and some lenders decline in between. Residential treatment means a normal home loan; commercial means a lower loan-to-value ratio and the lease weighed heavily.
The split of floor area and the zoning decide which.

Zoning usually permits the mixed use, but what the commercial space is used for matters to a lender assessing the security. A quiet professional office is read differently from a food business or an operation with contamination risk.
Vacant commercial space is a further complication, because part of the property produces no income and is harder to value.
Small residential components above larger commercial areas, specialised commercial fit-outs that limit who could re-tenant the space, single-title properties that cannot be separated, and valuations where the two components attract very different yields.
None is fatal; all narrow the lender list, and all are better identified before an offer than during a finance clause.
Four factors, checked before you commit.
It depends on the floor area split and on the lender. Where the residential portion clearly dominates, some lenders will assess it as residential with tighter terms.
Where the commercial portion is substantial, it becomes commercial lending. Because thresholds differ between lenders, the same property can fall either side of the line.
It depends on how the file is assessed: as residential, closer to a normal residential deposit, though usually with a lower maximum ratio; as commercial, a substantially larger contribution. Establishing which applies comes first.
Yes. Lenders consider what the commercial space is used for when assessing the security, including how easily it could be re-tenanted and whether the use carries any environmental or reputational risk. A professional office and a food business are read differently.
Yes, commonly, and it can work well. The lending question is unchanged: the floor-area split and the lender’s policy decide how the whole property is assessed, whichever part you occupy.
Generally yes, where the file is assessed commercially: shorter terms and sometimes periodic rate reviews rather than a single long loan, which affects both the repayment and your planning.
Charles can tell you whether it will be assessed as residential or commercial, and what that changes, before you make an offer.
