Mortgage Broker Drummoyne

Drummoyne lending is rarely small. Waterfront apartments, bay-view houses and Victoria Road units all price differently, and above certain loan sizes lender policy quietly changes, lower loan-to-value caps, pickier valuations, different insurance rules. Charles Touma structures larger loans so those rules work for you.

Common questions about buying in Drummoyne

Is there a maximum amount I can borrow for a Drummoyne property?

Not a single one, each lender sets its own maximums, and more importantly its own loan-to-value caps at each size band. The practical ceiling for you is the intersection of your serviceability and the most suitable lender’s policy, which is exactly what a broker establishes before you start making offers.

Why would a lender cap my loan at 80% when advertising 95% loans?

Those headline ratios are written for typical loan sizes. Larger lending concentrates the lender’s risk in one property, so caps step down as size steps up, and lender’s mortgage insurance, which normally covers the gap, has limits of its own. Different lenders draw these lines in very different places, which is why the comparison matters more here than on an average purchase.

Do valuations on waterfront property really vary that much?

More than most people expect. Water aspect is priced with judgement rather than formula, comparable sales are scarcer, and two qualified valuers can land meaningfully apart on the same home. On a large loan that spread affects how much the bank will fund. Where a valuation looks conservative, there are legitimate review paths, and lenders differ in how willingly they use them.

What is a professional LMI waiver and do I qualify?

Some lenders waive lender’s mortgage insurance up to 90% or more for specific professions, most commonly medical practitioners, with some policies extending to dentists, and in places other professions. Eligibility rules are lender-specific and change; the practical move is to check your profession against current policies before assuming you need a 20% deposit. The waiver guide covers it.

Can I use equity in my Drummoyne home to help my kids buy?

Commonly, yes, either by releasing equity as cash towards their deposit, which is a gift or loan you should document properly, or through a family guarantee, where your equity secures part of their loan without money changing hands. The guarantee route has real obligations and deserves its own conversation. How guarantees actually work.

Is it worth refinancing if my loan is large but my rate seems okay?

Check it annually anyway. On larger balances a small margin is real money each year, and loyalty is rarely rewarded in home lending. Start with a repricing request to your current lender, free, and often effective with a competitor’s offer in hand, and switch only when the maths survives the costs. A loan health check does this properly.
