What does a North Ryde purchase take to finance?

For an apartment, a lender with room in the building and a completion valuation that holds; for an older house, a valuation on land and condition. Many North Ryde buyers earn strong professional salaries, so borrowing power is rarely the issue.

Charles at Links Property Finance made buying our first home so much easier than we expected. As first home buyers, we had a lot of questions around borrowing capacity, our deposit and the different government schemes available to us. Charles explained everything clearly, compared different lenders and kept us updated throughout the whole process. He was always easy to reach and made sure we understood what was happening from pre approval right through to getting our home loan approved. We would definitely recommend Links Property Finance to anyone looking for a mortgage broker, especially first home buyers who want someone to guide them through the process.

Refinancing in North Ryde

Owners who bought off the plan and settled a few years ago are often the ones with the most to gain, because the loan-to-value ratio at settlement was frequently high and has since improved.

Where mortgage insurance was paid on the original loan, it does not transfer, so the arithmetic on switching has to account for that rather than assume it away.

If your rate is higher than lenders advertise to new borrowers, or a fixed term is about to end, a review is worthwhile. Your existing lender may reprice on request, which avoids discharge and application costs altogether.

Can I get an investment loan in North Ryde?

Yes: the Macquarie Park employment corridor and the university underpin rental demand, and vacancy evidence is generally good.

What varies is how much of the rent a lender counts and whether a high-density postcode triggers a lower maximum ratio on an investment purchase. Both are worth establishing before the offer, not after.

Many investors start interest-only to keep cash free, often while paying down a home loan first. The balance does not fall in that time, and lenders assess you on the higher repayment that follows. Check the tax angle with your accountant.

How investment loans are assessed

North Ryde, from Delhi Road to the post-war streets

A white apartment block in Sydney
  • North Ryde is two markets, and lenders read them differently.Close to North Ryde station on Delhi Road, toward the Macquarie Park employment corridor, the stock is recent apartment towers, a good share of them sold off the plan. Behind that, in the streets around the Coxs Road shops and down toward Lane Cove National Park, the suburb is mostly freestanding homes on generous blocks, many dating from the post-war decades when the State Government subdivided land here for war service homes and public housing.
  • Links Property Finance works with North Ryde buyers by phone, video and in person when it helps. The typical file pairs a strong salaried or technology income with a property that needs as much checking as the borrower: a new apartment whose valuation is set at completion rather than at exchange, or an older brick home where the land carries most of the value and the house may need work. A lender comfortable with one can be far less comfortable with the other.

Towers by the station, tighter policy

  • The apartment buildings around North Ryde station are recent and closely grouped, and that concentration is what lender policy reacts to.A lender that already holds many loans in one tower, or across the surrounding postcode, can limit how much more it will lend there while another still has room. Minimum internal size, the loan-to-value ratio allowed on high-density stock and how the strata report is read vary between lenders in the same way.
  • The post-war houses raise different questions. Many sit on blocks where owners weigh a knock-down rebuild, a major extension or a granny flat, and the lender then assesses the building contract and the finished value rather than just the purchase. Going to one bank means accepting one set of rules on all of this. Comparing across a panel means finding the lender whose rules already fit North Ryde’s towers or its older homes, before you have paid for a valuation or bid at auction.

Getting around North Ryde: the station, Epping Road and the M2

North Ryde station, on Delhi Road, is one stop from Chatswood, with trains running on through the city, and Macquarie Park station is the next stop the other way. Epping Road, Lane Cove Road and the M2 carry the road traffic.

For lending, the station is a large part of why the apartment towers are concentrated near Delhi Road, and also why lenders watch their exposure there: a building near the station can have plenty of rental and sales evidence and still be one where a given lender has written all the loans it wants.

Plenty of strong applicants are surprised here: the property has to pass the lender’s rules too.

Common questions about buying in North Ryde

Does backing onto Lane Cove National Park affect a North Ryde house loan?

Usually not for the purchase itself: a freestanding house beside bushland is standard security. What can matter is whether the land is mapped as bushfire prone, which shows on the section 10.7 planning certificate. Worth checking before you offer.

Can I use the 5% Deposit Scheme on a North Ryde apartment?

Yes, if you are eligible and within the cap. Apartments near the station can qualify, but the lender must still have room in the building and the unit must meet its size rules.

Why would a lender turn down a North Ryde tower near the station?

Because it may have reached its limit for that building. Towers near Delhi Road can have plenty of evidence and still be full at a particular lender.

What internal size do lenders want for a North Ryde apartment?

Most lenders set a floor around 50 square metres of internal area, and a few go lower with a larger deposit. They measure the internal area on the strata plan, not the advertised size including balconies.

Should I read the strata report before bidding in North Ryde?

Yes. Newer towers can have early defects, and older blocks maintenance due, which show up in levies.
