Mortgage Broker Eastern Suburbs Sydney

The east runs from beachside studios to landmark homes, and almost nothing in between sells quietly. Auctions dominate, the strata stock spans a century, and the price points push loans into territory where lender policy differences genuinely move what you can do. Charles Touma arranges finance built for how the east actually sells.

Terrace homes of the kind found across Sydney's eastern suburbs

Auction finance, done before auction day

Most eastern purchases end under the hammer. The finance work is everything that happens before Saturday.

First home buyers in the east

Higher price points make the government supports matter more here, not less.

The 5% Deposit Scheme

The Sydney price cap is $1.5 million with no income caps, which brings a real slice of eastern units and some semis inside the scheme. Five per cent down, no lender's mortgage insurance. Check your eligibility.

Stamp duty relief

No NSW transfer duty for eligible first home buyers to $800,000 and a concession to $1 million, a band that covers many eastern studios and one-bedders. Run your figure.

Studios and small units

Under 50 square metres, some lenders decline, some cap the loan-to-value ratio and some lend normally. The small-apartment guide covers who does what.

Family help

Eastern deposits are big even at unit prices. A gift or guarantor structure shortens the timeline; both need the right paperwork to satisfy lenders.

Common questions about buying in the Eastern Suburbs

Do I really need finance sorted before bidding at an eastern auction?

Yes, unconditionally is the only way auctions run. Exchange happens the moment the hammer falls, no cooling-off, no finance clause. Formal pre-approval, a solicitor's review of the contract and a clear bid ceiling are the minimum kit. The buyers who get hurt are the ones treating pre-approval as a formality rather than a genuine assessment.

Will a lender finance a studio under 50 square metres?

Many will, on their terms. Floor-size policy differs sharply between lenders: some hold hard minimums, some accept smaller units at lower loan-to-value ratios, and some assess on the building and location instead. In the east this single policy question decides more approvals than almost any other.

How do lenders treat older art deco buildings?

Usually well, they are established securities in blue-chip locations, but the strata record matters. A healthy sinking fund and a clean history of special levies read very differently from a building with deferred maintenance. We look at the strata position early because the valuer certainly will.

What changes when the loan gets large?

Above certain thresholds, lenders apply extra scrutiny to debt-to-income ratios, tighten maximum loan-to-value bands and sometimes price differently. Two lenders can be hundreds of thousands apart in what they'll extend on the same income. The large loans guide covers how we work these files.

Can I use equity in my current home to buy in the east?

Often, yes. Equity in an existing property can fund the deposit on the next one, either through a refinance or a supplementary loan. The equity calculator shows the usable figure, and the structuring question, one lender or two, is worth a conversation before you commit.
