Which lender fits a Pyrmont unit, and at what deposit?

In Pyrmont, the lender has to be comfortable with the building type. Pyrmont has warehouse conversions, mixed-use buildings and compact apartments, each of which narrows the lender list or lowers the maximum loan-to-value ratio.

A standard strata unit with a clean record follows the usual rules: 5 per cent under the scheme for eligible buyers, otherwise 20 per cent to avoid mortgage insurance.

Pyrmont’s housing, in numbers

Units account for 93.7% of homes in Pyrmont, more than three times the state figure. Ask for the strata report early on any unit here: special levies and disputes change the loan conversation more than the rate does. 61.7% of homes here are rented, against 32.6% across NSW. High rental demand here helps an investment loan, because lenders count part of the expected rent toward servicing.

Refinancing in Pyrmont

The building type does most of the work here. A conversion that one lender treats as standard residential security may be assessed more cautiously by the next, and that difference shows up as a different maximum loan-to-value ratio rather than a different rate. Establishing which lenders are comfortable before applying saves a wasted enquiry on the credit file.

Rates drift. A loan that was sharp a few years ago is often well above today’s new-customer pricing, and a fixed rate rolling onto a higher revert rate is the most common moment to act. Start by asking your own lender, then compare.

Can I get an investment loan in Pyrmont?

Yes, but the building decides the lender: where it has short-stay letting or commercial space, some lenders cut the maximum ratio for investors or decline. The city and the entertainment precinct support rental demand.

Interest-only lowers today’s repayment but not the debt. Once the period ends, principal and interest repayments apply over the years left, which is a noticeable step up. Model both before you choose, with your accountant involved.

From wool stores to Jacksons landing

A corner cottage in Sydney
  • Pyrmont’s homes grew out of its industrial past: former wool stores and warehouses were converted into apartments, and the old sugar refinery site at the northern tip became Jacksons Landing, a large precinct of apartments and townhouses.A conversion can be excellent security and still narrow the lender list, particularly where the building keeps commercial tenancies at ground level or has an unusual title structure. The question is not whether the property is good, it is which lenders treat this kind of building as standard residential security.
  • Pyrmont’s market is overwhelmingly apartments, from compact units in converted buildings to larger homes in purpose-built blocks near the water, with a small share of heritage terraces and workers’ houses on streets such as Union Street and Harris Street. That makes nearly every Pyrmont purchase a strata purchase. The strata report, the number of units in the complex and the internal floor area usually shape the lender shortlist before income does. A heritage terrace is the rare exception, valued on its land, condition and heritage controls instead.

Conversions, mixed use and short stays

  • In Pyrmont the policy lines that matter most are about the building: whether a converted wool store or warehouse counts as standard residential security, how a lender treats offices or shops on the ground floor, and how many units it will fund in one of the peninsula’s large complexes.Minimum internal size and the strata report come next. A loft with an irregular floor plan can measure differently from what the listing suggests, so the strata plan is worth reading before you offer.
  • Buildings close to The Star and Darling Harbour can include short-stay or serviced apartments. Some lenders reduce the maximum loan-to-value ratio or decline where part of a building is run as short-term accommodation, so it is worth asking the strata manager how the units are used before you commit.
  • Going to one bank means accepting one set of those rules.Comparing across a panel means finding a lender whose rules already fit the building, before you have paid for a valuation or, worse, committed at auction. On a peninsula where one street can hold a converted wool store, a mixed-use block and a newer apartment building, that comparison is most of the work.

Light rail, ferries and a peninsula without a station

Pyrmont has no railway station. Its main public transport is the light rail, with stops including Pyrmont Bay, The Star and John Street Square, and ferries from Pyrmont Bay wharf, while Pyrmont Bridge gives a walking route across Darling Harbour into the city.

That short walk to the office underpins rental demand across the peninsula.

Buying in Pyrmont: what lenders look at

Your finances are not the only thing under review in Pyrmont. The lender looks just as closely at the unit and the building.

Common questions about buying in Pyrmont

Are Pyrmont’s converted wool stores treated like purpose-built apartments?

Not always. A converted wool store or warehouse is usually strong residential security, but some lenders look harder at conversions with commercial tenancies, unusual title structures or short-stay letting in the building. The unit itself may be excellent either way.

Can I use the 5% Deposit Scheme on a Pyrmont apartment?

Yes, where you are eligible and the price is within the cap. In Pyrmont that narrows to smaller apartments, and conversions and mixed-use buildings need the lender to accept the building first.

Will a lender accept a Pyrmont apartment in a building with offices or shops?

Often, if the residential part is standard. Some lenders are cautious where commercial space is a large share of the building, so the strata plan matters.

What internal size do lenders want for a Pyrmont studio?

Many lenders want around 50 square metres of living area. Studios in converted buildings can fall below it, narrowing the lender list.

Should I read the strata report before bidding on a Pyrmont apartment?

Yes. Converted wool stores and older complexes can carry heritage maintenance, which shows up in the sinking fund and levies.
