The housing mix in Potts Hill

Just over four in ten homes in Potts Hill are apartments, about twice the share across NSW. Here the building is assessed almost as closely as the borrower, from the strata report to the size of the complex. Potts Hill is a suburb of active borrowers: 48.3% of homes still carry a loan.

Many of those loans were priced years ago, and a rate review is often the quickest saving available. Potts Hill is small, at 483 private dwellings, so comparable sales are thin and a valuation can be harder to predict.

The first years after settlement in Potts Hill

The first year of a loan sets habits that last. Repayments timed with your pay, savings held in an offset account, and a buffer for unexpected costs make the loan easier to live with.

It is also worth confirming the loan features you were promised, such as the offset and redraw, are working as expected.

After a year or two, compare your rate with what lenders offer new customers for a similar loan. Your LVR may have improved through repayments or a higher valuation, which can mean a better rate.

Asking your lender first, then comparing the answer, is often enough to close the gap. What happens after settlement

The reservoirs, the pipelines and Potts Hill housing

Potts Hill lies in the City of Canterbury-Bankstown, about twenty-one kilometres south-west of the city by its official measure, and shares postcode 2143 with Regents Park and Birrong.

Much of its area is occupied by the Potts Hill Reservoirs, owned and operated by Sydney Water, and the reservoirs and pressure tunnel are heritage-listed.

  • The suburb is named after Joseph Hyde Potts, who received a land grant here in 1833.

The suburb is named after Joseph Hyde Potts, who received a land grant here in 1833. Two reservoirs were built between 1888 and 1923 as part of Sydney’s water supply.

After the Second World War, workers building the City Water Tunnel lived in a camp here, and from 1948 the CSIRO ran a radio astronomy field station beside the reservoir. Today homes are split between houses and apartments, and the median age is just over thirty.

When a Potts Hill owner is reviewing a newer loan, Links compares a panel that includes ING, Macquarie, Westpac, ANZ and Resimac.

Example scenario (illustrative, not a real client): a Potts Hill couple settled on their home eighteen months ago.

They check that their savings are sitting in the offset account, compare their variable rate with what lenders now offer new customers at their LVR, and ask their lender for a review before considering a refinance.

Right after settlement

Once the loan settles, set up repayments to match your pay cycle, move savings into the offset account if you have one, and check your first statement. Building insurance should already be in place from settlement.

It is also a good time to set a small monthly amount aside for rates, insurance and maintenance. What happens after settlement.

Reviewing after a year or two

Lenders often offer new customers sharper rates than existing ones. Comparing your rate once a year, and asking your lender to match what is available, can save a meaningful amount without refinancing.

If your LVR has fallen, you may qualify for a lower pricing tier. Asking for a better rate.

When does life change?

A new baby, a change of job or a fixed rate ending can all change what suits you. Lenders generally offer hardship assistance if repayments become difficult, and contacting them early matters.

Planning ahead for known changes, such as parental leave, is easier than reacting later. Parental leave and borrowing.

From settlement to your first review

Stage one. Settlement. Repayments, offset and insurance set up, and the first statement checked.

  • Stage two. The first year. A buffer built, and any features confirmed as working.
  • Stage three. The review. Your rate compared with what new customers are offered at your LVR.
  • Stage four. A better deal. Your lender asked first, and a refinance considered only if it clearly helps. Book a call or call 0423 952 184.

Settle in, review or refinance?

Three stages in the early years of a loan.

  • Settle in. Repayments, offset and a buffer set up. Features checked against what was promised.
  • Review. Rate compared after a year or two. Your lender asked to sharpen it.
  • Refinance. Only if the saving clearly outweighs the costs. A new valuation may improve your LVR.

Common questions from new owners in Potts Hill

What should I do right after settlement?

Set up repayments to match your pay, move savings into the offset if you have one, confirm your building insurance, and check the first statement for anything unexpected.

How soon can I ask for a better rate?

Any time, but a year or so after settlement is a common point to compare. If lenders are offering new customers less, ask your lender to review your rate.

Is it worth refinancing a loan that is only a year or two old?

Sometimes, if the saving is meaningful and outweighs the costs of switching. Often asking your existing lender for a better rate achieves much of the same.

Has my loan-to-value ratio changed since I bought?

Probably: repayments have reduced the loan and the property’s value may have moved. A lower LVR can qualify you for better pricing, and a new valuation shows where you stand.

What if my repayments become hard to meet?

Contact your lender early. Lenders have hardship processes that can include temporary changes to repayments, and acting early gives you more options.

Should I make extra repayments or keep a buffer?

Both can make sense. A buffer protects you from surprise costs, and extra repayments or an offset reduce interest. Many owners build the buffer first.
