Links Property Finance · Sydney mortgage broker: Editorial Policy
Every article on this site is published under Charles Touma’s name, and he is responsible for what it says. This page explains where the figures come from, how the examples are worked out and how to tell us about an error.
Who stands behind the articles
Charles Touma is the Director and Principal Mortgage Broker of Links Property Finance. He holds a Diploma of Finance and Mortgage Broking Management and is a member of the Mortgage and Finance Association of Australia.
My Home Loan Experts Pty Ltd (trading as Links Property Finance) is Corporate Credit Representative 580078, and Charles is Credit Representative 579003, both authorised under Australian Credit Licence 389328. You can check both on ASIC’s Professional Registers and Charles’s membership on the MFAA register.
Where the figures come from
Figures that change, such as scheme thresholds, transfer duty, tax and HELP rates, government fees and lender policies, are taken from the official source: Revenue NSW, the Australian Taxation Office, Housing Australia, the Reserve Bank of Australia, APRA, NSW Land Registry Services and each lender’s published policy. The source is named in the article, usually with the date it was checked.
How the examples are worked out
Repayment and borrowing examples use a stated example interest rate, currently 6%, and test affordability at 9%, the way lenders add a buffer before they approve a loan.
The results are estimates for comparison, not an offer or an approval. Your own figures depend on your income, your debts, the lender and the property.
Real client cases and illustrative examples
The real client cases are actual files, de-identified, with the figures as recorded at the time. Worked examples that are not clients are labelled as illustrative.
Lenders and commission
Links is paid by the lender you choose, through a commission that is disclosed to you in writing before you apply, and there is no broker fee. Lender reviews on this site are written by Links from each lender’s published information.
General information, not advice

Articles are general information. They do not take your objectives, financial situation or needs into account and are not credit, tax or legal advice. Talk to Charles about your own situation before acting, and to an accountant or solicitor about tax and legal questions.
