ING runs two main variable loans: Mortgage Simplifier, with no fees or offset, and Orange Advantage, a $299-a-year package with an offset. Fixed rates run up to five years, and the Green Upgrade Loan funds energy upgrades. ING is not a 5% Deposit Scheme lender, so it suits buyers with a larger deposit.

Simplifier or Orange Advantage?

It turns on your savings. Orange Advantage costs $299 a year more. At 6%, about $5,000 kept in the offset covers that, and every dollar above it saves interest at the loan rate. If you would hold little cash, Mortgage Simplifier usually comes out cheaper. Mortgage Simplifier’s advertised owner-occupied principal and interest rate is for loans of $150,000 or more at 80% of the value or less.

What is the ING Green Upgrade Loan?

A fixed rate top-up for energy improvements such as solar or batteries, with no upfront fees; ING advertised it at 3.74% (comparison rate 5.21%) on 27 October 2026. See green home loans for how these loans work across lenders.

Who does ING suit?

  • Borrowers with 20% or more who want a simple, mostly digital loan.
  • Savers who will keep a healthy offset balance with Orange Advantage.
  • Owners refinancing a straightforward loan; see refinancing.

Who might ING not suit?

First home buyers who need the 5% Deposit Scheme (ING is not a participating lender), borrowers who need face-to-face service, and files with complex income where a lender with more flexible policy fits better. How do you leave ING if you refinance or sell?

ING’s discharge request is an online form you can sign digitally or in ink. ING asks for it at least 15 business days before settlement, which is the longest notice of the five lenders we review, so send it as soon as the new loan is approved.

The NSW registration fee of $182.73 applies on top. The full process is in mortgage discharge in NSW.

How does ING compare with the other lenders we review?

ING’s Simplifier is the plainest loan of the five, with no ongoing fees and no offset. Orange Advantage costs $299 a year, less than Westpac’s package, but gives one offset rather than up to ten. ING is not on the 5% Deposit Scheme panel, unlike ANZ and Westpac.
