Common questions about buying in Abbotsford

Are old walk-up apartments harder to get loans for?

No, in some ways easier than towers. They escape high-density caps and usually clear minimum-size rules. What they bring instead is building-condition scrutiny: the valuer reads maintenance and reserves, and a neglected block can value low or attract conditions. The building’s records decide more than its age does.

What exactly is a special levy and should it stop me buying?

A one-off charge to owners for works beyond the sinking fund, roof replacement, concrete cancer remediation, fire-safety upgrades. Past levies that fixed things are often a good sign. A flagged future levy isn’t necessarily a dealbreaker either; it’s a number, and numbers negotiate. Buying without knowing is the only genuinely bad option.

The building I like has an old defect history. Will lenders decline it?

Resolved and documented history rarely blocks mainstream finance, buildings that faced their problems often emerge better run than average. Live, unresolved structural issues are different and can affect valuation or appetite. The distinction is in the records, which is why we read them before an application, not during one.

Can first home buyers use the 5% scheme on an older unit?

Established apartments are eligible under the scheme, and Abbotsford’s walk-up prices sit well within the Sydney cap. The scheme lender still values the building normally, so the strata health questions above remain yours to answer either way.

How do I find out the sinking fund before making an offer?

Through a strata inspection report ordered by you or your conveyancer, a few hundred dollars for the scheme’s books: fund balances, levy history, minutes, insurance. On an older building it is the single highest-value document in the purchase, and worth buying even for a property you only might bid on.

Do you charge for helping with all this?

No broker fee on most home loans; the lender pays a disclosed commission at settlement. Reading a strata situation alongside your conveyancer is part of getting the loan right, not an extra.
