Buying your next Balmain East home before you sell: how does bridging work?

A bridging loan covers both homes while the current one sells, often with interest added to the loan, and the lender assesses you on the end debt after the sale. The alternative is selling first with a long settlement.

Buying before selling in Balmain East

Bridging finance lets you buy your next home before the current one is sold. For a period the lender holds both properties as security, and the loan covers the new purchase plus your existing debt.

When your home sells, the proceeds clear the bridging part and you are left with the ongoing loan, often called the end debt. Whether your current loan can move with you is covered in home loan portability.

The lender assesses whether you can service that end debt, and it needs to believe the sale will happen within the bridging period.

Interest usually builds up on the bridging part while you wait, so a realistic sale price and timeline decide how comfortable the arrangement is. Bridging loans in detail

  • Balmain East has fewer than a thousand private dwellings, and nearly half are semis, terraces or townhouses. With so few homes, a suitable one may come up before your own is ready to sell, which is why timing questions come up so often here.

How is bridging assessed?

  • The lender works out the peak debt and the end debt.Peak debt is everything owed while you hold both homes. End debt is what remains after the sale, and your income must support it.
  • A sale plan is part of the application. Some lenders want the current home listed, or a sale contract exchanged, before they approve, and all set a limit on how long bridging can run.

Darling Street, the ferry wharf and Balmain East housing

Balmain East sits at the eastern tip of the Balmain peninsula, about three kilometres west of the city, and shares its only land boundary with Balmain. It shares postcode 2041 with Balmain and Birchgrove.

Darling Street, the peninsula’s main road, runs down to the Balmain East ferry wharf, with services across the harbour.

Sell first or buy first?

Selling first gives certainty about what you have to spend and avoids carrying two loans, but it can mean renting in between or buying under time pressure.

Buying first secures the home you want, at the cost of bridging interest and the risk that your sale takes longer or brings less than planned.

Can I negotiate a longer settlement?

Often, yes: a longer settlement on your purchase, or a shorter one on your sale, can shrink or remove the overlap.

Settlement in New South Wales is often around six weeks, but it can be negotiated, and some sellers accept a longer period in exchange for other terms.

Sizing the next loan

Moving to a smaller or less expensive home can reduce the loan considerably or clear it altogether. Moving up does the opposite, and the lender assesses the new loan on your income today, not the income you had when you first bought.

If you are nearing retirement, the new loan term and how it will be repaid deserve careful thought, because a lender will ask. Planning the end debt around your working years makes the application easier to explain. Estimate your usable equity.

From first conversation to both settlements

Stage one. Your move. What you want next, what the current home might sell for and when you would like to move. No documents are needed for this part.

  • Stage two. The right structure. Buy first with bridging, sell first, or match the settlements. The numbers for each are set out side by side.
  • Stage three. The application. Income evidence, statements, the new contract and your sale plan go in together, with valuations ordered by the lender.
  • Stage four. Two settlements. The purchase settles, then the sale, and the sale proceeds clear the bridging part of the loan. Book a call or call 0423 952 184.

Terrace, apartment or further afield?

Three kinds of move Balmain East owners make, and what each means for the loan.

  • Terrace to apartment. Often a smaller loan or none at all, with strata levies replacing upkeep of your own building.
  • Apartment to terrace. Usually a larger loan, assessed on your income today.
  • Leaving the peninsula. Moving elsewhere is the same process at a different address, and the dates still need planning.

  • Terrace to apartment. Often a smaller loan or none at all, with strata levies replacing upkeep of your own building. Read the strata report closely, especially the capital works fund, before exchanging.
  • Apartment to terrace. Usually a larger loan, assessed on your income today. A building report matters more with older buildings. If you own the apartment, its equity can form part of the deposit, with or without selling first.
  • Leaving the peninsula. Moving elsewhere is the same process at a different address, and the dates still need planning. If the next home costs less, the surplus can reduce the new loan or be kept aside, depending on your plans.

What should I check before moving within Balmain East?

The groundwork that makes a two-step move manageable.

  • A realistic sale priceRecent nearby sales give a working figure. Build the plan on a price you would accept.
  • Your end debtWork out what you will owe once the sale settles, and check the repayments suit your income.
  • Settlement datesKnow what you can negotiate on both contracts before you sign either.
  • The current loan’s termsCheck for break costs if it is fixed, and whether it has features worth keeping.
  • Strata recordsIf the next home is an apartment, review the strata report and levies before exchanging.
  • A fallback planDecide in advance what you will do if the sale takes longer than expected.

Common questions about moving in Balmain East

What is bridging finance?

It is a short-term arrangement that lets you buy a new home before selling your current one.

The lender holds both properties as security for a period, and when your home sells the proceeds bring the loan down to the ongoing amount, often called the end debt. It costs more than a standard loan while you hold both properties, so the sale timeline matters.

How long can a bridging loan run?

Commonly six to twelve months for an established home; it varies by lender and differs when you are building.

The lender will want a realistic plan for selling within that time, and some want the property listed or under contract before approving.

Do I pay interest on both loans while bridging?

Yes, interest is charged on the full bridging amount while you hold both homes. Many lenders let it build up and add it to the loan until the sale settles, so you are not paying two sets of repayments in cash, but it still increases what you owe.

What if my Balmain East home sells for less than expected?

The shortfall stays on the loan, so your end debt is larger than planned. The lender assessed whether you could service a particular end debt, so a lower sale price can put pressure on the arrangement. Planning with a conservative sale price rather than a hopeful one reduces that risk.

Can I avoid bridging by matching settlement dates?

Often, yes. If both contracts settle on the same day, or your sale settles first, you may not need bridging at all.

Settlement periods can be negotiated, so ask early. The risk is a delay on one side leaving the other contract exposed, which is why a fallback plan is sensible.

Can I keep my current loan when I move?

Sometimes. Some loans can move to a new property, a feature called portability, and some cannot; whether to keep yours depends on the rate, any fixed-rate break costs and the features you use.
