Balmain is heritage terraces and semis on narrow blocks, some renovated and some waiting to be.
The valuation, mostly. A valuer compares recent terrace and semi sales nearby and adjusts for condition, frontage, parking and shared walls, and a heritage listing can limit what you change later.
If you are borrowing to renovate, the lender wants costed plans and may value the finished home.

39.9% of dwellings here are attached houses, the terrace and semi stock that defines these streets. Shared walls and older building fabric are where a building report earns its fee.

Balmain has no railway station, so its public transport is ferries and buses. Balmain wharf on Thames Street and Balmain East wharf at the foot of Darling Street both have ferries to Circular Quay, and buses run along Darling Street.
Buyers pay for the walk to a wharf, and that reaches the loan through valuation evidence: a valuer compares a property with recent sales on the same stretch of the peninsula, and a lender takes an investor’s rent from an appraisal of other Balmain rentals.

The most common question from Balmain owners, and there is no universally right answer. There is a right answer for your circumstances.
You know exactly what you have to spend, and you buy with cash certainty. The cost is that you may need somewhere to live in between, and you are buying into whatever the market does while you wait.
Some people manage this with a long settlement on the sale or a rent-back arrangement with the buyer.
Bridging finance covers the new purchase before the old property sells. The lender assesses your capacity to hold both loans for a limited period, and the bridging debt is repaid from the sale proceeds.
It gives you the freedom to buy the right house when it appears rather than when your sale settles.

Long-held properties here usually carry significant equity, which makes a reprice or a release straightforward in principle.
In practice, renovation plans are usually part of the conversation, and structuring the release for the work at the same time is materially cheaper than refinancing again once the plans are drawn.
Less common here than in the unit suburbs nearby, but not rare, particularly for semis, townhouses and duplexes.
House prices in Balmain generally sit above the NSW first home buyer duty exemption threshold of $800,000 and often above the $1 million concession ceiling, which means full transfer duty as a cash cost on top of your deposit.
That single line item changes what is affordable more than most buyers expect. Work out the duty at any price.
The Australian Government 5% Deposit Scheme has a Sydney cap of $1.5 million, which does reach into Balmain's range for smaller properties. A family guarantee is the other route that makes a house purchase possible without a 20 per cent deposit. How guarantor loans work.
Often, yes, but the approval usually comes first. Lenders funding structural work generally want approved plans and a fixed-price builder’s contract before they release money, and heritage controls in Balmain can shape what council will allow.
Smaller cosmetic work is often funded by a loan increase against existing equity instead. Either way, the valuer looks at the finished result, so the design and the loan are best planned together.
They can. A converted space without council approval is a common reason a valuation comes in under contract. It is usually resolvable, but it is far easier to identify before you offer than to argue afterwards.
Either can work. Selling first fixes your budget but risks a gap before you find the next home; buying first needs bridging or enough equity to carry two loans. In an auction market like Balmain, many owners line up both before they list.
Usually up to eighty per cent of the current value, less what you owe, without mortgage insurance. A fresh valuation on the terrace sets the figure, and your income must support the larger loan.
Often, for cosmetic work, through a loan increase against your equity. Structural work or an extension usually needs a construction loan, with approvals and a builder’s contract, and heritage controls can shape what is allowed.
Yes. The new loan is assessed against your income at a buffered rate, with only part of the expected rent counted. The effect depends on your income and existing loans.
