Most Camperdown homes are units, so the building matters too.

Camperdown’s housing, in numbers

Three quarters of the homes in Camperdown are apartments, nearly three times the share across NSW. Here the building is assessed almost as closely as the borrower, from the strata report to the size of the complex. Renters are the majority in Camperdown, at 61.1%.

In buildings with a high share of tenants, some lenders look at the owner-occupier ratio before they approve. Attached homes are a big part of Camperdown, at 22.7% against 11.7% statewide.

Older terraces can carry renovation upside that a lender values only once the work is done, which is a timing question.

Shift income and borrowing in Camperdown

A nurse’s base salary is often well below what they earn once penalty rates, overtime and allowances are added. Lenders treat these extras differently.

Some count regular penalty rates and shift allowances in full or close to it, while overtime is more often averaged over a period or partly discounted, and a few look mainly at base pay.

The evidence is usually recent payslips and a year-to-date figure, sometimes with the last tax return to show the pattern is consistent. Applying to a lender that counts your actual roster, rather than just the base rate, can change borrowing power noticeably. Check your borrowing power

  • Three in four Camperdown homes are apartments, against about one in five across New South Wales. That makes strata reports, levies and apartment size policy part of almost every purchase here.

Lenders mortgage insurance waivers for eligible professionals

A first home buyer working through their numbers at the kitchen table
  • Some lenders waive lenders mortgage insurance for eligible medical professionals.Eligibility depends on the profession, registration and sometimes income, and the maximum loan-to-value ratio differs by lender.
  • Not every health role qualifies.Doctors are the most widely recognised. Some lenders include other registered professions, so checking your own eligibility early saves guesswork.

Missenden Road, Victoria Park and Camperdown housing

Camperdown lies about four kilometres south-west of the city, across the City of Sydney and Inner West Council. Camperdown Park, bounded by Mallett, Pidcock, Fowler and Australia Streets, has sports grounds and an urban farm.

Royal Prince Alfred Hospital fronts Missenden Road, and the University of Sydney and Victoria Park, on the corner of Parramatta and City Roads, sit along its northern edge.

Penalty rates, overtime and allowances

Lenders usually sort variable pay into categories. Shift penalties and allowances that are part of your award and paid every roster cycle are often treated as regular income. Each lender draws the line in a slightly different place.

Overtime and one-off payments are more likely to be averaged over six to twelve months or partly discounted.

Doctors, specialists and lenders mortgage insurance waivers

Some lenders waive lenders mortgage insurance for eligible doctors and specialists, commonly at loan-to-value ratios up to around 90 per cent, and occasionally higher.

Eligibility usually depends on registration with the relevant board and, for some lenders, a minimum income or membership of a professional body.

The 5% Deposit Scheme and a first apartment

If you are buying your first home to live in, the Australian Government 5% Deposit Scheme can allow a purchase with a smaller deposit and no lenders mortgage insurance, provided you meet its criteria and the price is within the cap for the area.

Separately, New South Wales offers stamp duty concessions for eligible first home buyers.

Nurse, doctor or allied health?

Three common starting points for Camperdown buyers in health, and what each means for the loan.

  • Nurses and midwives. The focus is usually on how penalty rates, allowances and overtime are counted. The 5% Deposit Scheme may help with a first home if you meet its criteria.
  • Doctors and specialists. Some lenders waive LMI for eligible doctors, which can make a smaller deposit much cheaper. Contract, locum and training-stage income can be assessed differently from a salary.
  • Allied health. Some lenders recognise professions such as pharmacy or physiotherapy for LMI waivers, and some do not. Check your profession and registration against lender criteria before relying on a waiver.

What should I check before buying in Camperdown?

  • Your year-to-date figureA recent payslip showing year-to-date earnings supports the average.
  • Registration detailsIf an LMI waiver may apply, have your registration number and status ready.
  • The strata reportFor an apartment, review levies, the capital works fund and any planned building works.

Common questions about buying in Camperdown

Do lenders count penalty rates and shift allowances?

Many do, often in full or close to it, when the payments are regular and part of your award. Evidence of a consistent pattern over recent months is what matters.

Overtime is more often averaged or partly discounted, and a few lenders look mainly at base pay, so the choice of lender can change your borrowing power noticeably.

How is overtime assessed for a home loan?

Usually as an average over a period, commonly six to twelve months, and sometimes only in part.

Some lenders want a history of it in your current role, while others accept a pattern across your time in the profession. Payslips with year-to-date totals, and sometimes your last tax return, are the usual evidence.

Can nurses get lenders mortgage insurance waived?

Sometimes, but less often than doctors: some lenders extend LMI waivers beyond medical practitioners. If not, the 5% Deposit Scheme may allow a first home purchase with a small deposit and no LMI, if you meet its criteria.

I am a registrar. Can I get a doctor’s lenders mortgage insurance waiver?

Possibly. Some lenders include doctors in training, such as registrars, while others limit waivers to fully qualified practitioners or require a minimum income. Your registration status and employment arrangements are checked, so confirming eligibility before you make an offer avoids surprises.

Does moving to another hospital affect my application?

It can. A new employer or a change of role can shorten the income history a lender sees, particularly for variable pay.

Staying in the same profession usually helps, and some lenders accept a short time in a new position if the work is similar. Explaining the move clearly in the application is worthwhile.

Is a small apartment near the hospital harder to finance?

Only very small ones: some lenders set minimum internal sizes or stricter conditions for studios and compact one-bedders. Most one and two-bedroom apartments are straightforward, but check the size and the strata report before you commit.
