Which lender says yes to an Earlwood home?

Most lenders will, because a freestanding house on a full block is the security lenders like best.

The questions are yours: whether your income supports the larger loan an upgrade needs, how the sale of your current home fits the timing, and whether a bridging loan or selling first suits you better.

Earlwood by its homes

Eight in ten homes in Earlwood are separate houses on their own block. A house on its own title is the simplest security a lender takes, and the land carries most of the value. Most of Earlwood owns rather than rents, with only 20.6% of homes leased. Fewer rentals also means less investor competition at auction than in apartment suburbs nearby.

Buying and owning a house in Earlwood

A brick house with a gabled roof in Sydney
  • Earlwood is a house suburb first.Separate houses make up most of its homes, from Federation cottages to the post-war houses that fill many of its streets, usually on generous blocks. With few apartment blocks, the floor-size and building-exposure rules that shape unit lending around Marrickville and Dulwich Hill rarely come into play. Here the questions are about the house and the land under it, and whether the lender’s valuer will see them the way you do.
  • Condition and approvals count for more than presentation.A valuer looking at an older Earlwood house responds to structural movement, the state of the roof and footings, and rear additions or enclosed verandahs built without council approval, rather than to styling. Block size and zoning can also move a property into a category some lenders treat differently, so both are worth checking on the contract before auction day, along with any plans you have to extend.

Equity in a long-held Earlwood home

  • Many Earlwood houses have been held for a long time, and the loan against them is often small next to the value. That low loan-to-value ratio is the starting point for most plans here: renovating instead of moving, buying the next home before selling, or funding a deposit on an investment. Equity is not the same as usable equity, though. Most lenders lend up to 80 per cent of the value without lenders mortgage insurance, so the usable figure is that share of a current valuation, less what is still owed.
  • That is a ceiling, not an entitlement. You still have to service the larger loan on your income, and the valuation behind the figure will rest on recent sales of comparable Earlwood houses, not on what a neighbour hopes to get. Estimate your usable equity.

Earlwood between the Cooks River and Wolli Creek

No railway station sits within Earlwood’s borders. Bexley North, Bardwell Park and Turrella stations lie just across Wolli Creek on its southern edge, and the rest of the suburb relies on buses and cars. That shapes the local market.

Earlwood is bought mainly for its houses and land rather than for a short walk to a platform, so valuers compare a house with other houses on similar blocks, not with station-side units.

For an investor, the lender weighs rental evidence for a family home rather than for a small apartment.

Buy first or sell first?

The most common question from Earlwood owners, and there is no universally right answer. There is a right answer for your circumstances.

Refinancing in Earlwood

Earlwood is equity territory. Properties held for twenty or thirty years usually sit at a very low loan-to-value ratio, which opens pricing and makes an equity release for renovation or a second property straightforward.

The most common structural mistake is cross-securing the two properties when keeping them separate would preserve more flexibility later.

First home buyers in Earlwood

Less common here than in the unit suburbs nearby, but not rare, particularly for semis, townhouses and duplexes.

Common questions about buying and owning in Earlwood

Does it matter to a lender that Earlwood has no railway station?

Not in any direct way. Lenders assess the house and your finances, not the distance to a platform, and Bexley North, Bardwell Park and Turrella stations are close by across Wolli Creek in any case.

Where it shows up is the valuation: an Earlwood house is measured against recent sales of comparable Earlwood houses, so block size, condition and street matter more than travel time. For investors, the rental appraisal on that particular house carries the most weight.

Should we buy our next Earlwood house before selling?

Either can work. Buying first secures the house you want but needs bridging or income for two loans; selling first fixes your budget. Earlwood houses sell steadily, which helps either way.

How much equity can an Earlwood owner usually access?

Up to eighty per cent of the current value, less the loan, is typical without mortgage insurance. Long-held Earlwood houses often hold more equity than owners expect.

How does a construction loan work for an Earlwood rebuild or extension?

The lender values the finished home on the plans, then releases funds in stages as the build progresses, against a fixed-price contract.

Can we renovate an Earlwood house with our current loan?

Often, for kitchens, bathrooms and cosmetic work, by increasing the loan against your equity. Bigger changes such as adding a level usually need a construction loan and council approval.

Will using Earlwood equity to invest reduce what we can borrow?

Yes, because the new loan is assessed at a buffered rate with only part of the rent counted. Modelling it first shows the effect.
