Is Macarthur still where the first-home numbers work?

The files take assembly, but they close, and the arithmetic is far more forgiving than anywhere closer in.

How much deposit does a house-and-land package need?

Assessed across both contracts combined, land plus build, with your contribution measured against the total rather than the land alone. First home buyers using the 5% scheme can compress that substantially on eligible packages. The precise figure depends on the lender and the package shape, which is why it gets priced properly before anything is signed.

The land registers next spring. Can I get finance certainty now?

You get position certainty now and formal approval at the right moment. A verified assessment before exchange establishes what you can carry, approvals are lodged and refreshed against the actual timeline, and the plan includes what happens when dates move, because in this corridor they do. Certainty here is a process, not a single piece of paper.

Should we build or buy something finished?

Run both as numbers. Building buys selection control, the grant where eligible and land-then-build duty treatment, at the cost of timeline risk.
