Buying in Glebe: does company title or strata change the loan?

Yes. Company title narrows the lender list and often lowers the maximum loan-to-value ratio, and needs board approval; strata units and terraces follow the usual rules. Establishing the title type before you bid is the first job in Glebe.

In Glebe, houses make up 5.0% of homes, terraces and semis 47.2% and apartments 46.0% (ABS Census 2021).

How a lender reads an address in Glebe

Attached homes are a big part of Glebe, at 47.2% against 11.7% statewide. Shared walls and older building fabric are where a building report earns its fee. Six in ten homes in Glebe are rented, about twice the state average.

High rental demand here helps an investment loan, because lenders count part of the expected rent toward servicing.

Just under half of the homes in Glebe are apartments, about twice the share across NSW. Some lenders cap how much they lend into one large complex, so a unit can be easy at one bank and full at another.

Paperwork and finances were never my strong suit. He has made this process as simple and dummy proof for me as humanly possible. This is not the first time I use a mortgage broker, however it was the easiest and most pleasant.

Terraces, semis and company title in Glebe

A Sydney house with a front verandah
  • Some of Glebe’s older apartment blocks are company title, and company title is not strata. You buy shares in a company that owns the building rather than a lot on a strata plan, and a large number of lenders will not lend against it. Those that will often want a larger deposit. In Glebe it tends to turn up in blocks built before strata title existed, so the title type is the first thing to confirm on the contract, before a second inspection or an auction bid.
  • Glebe has very few freestanding houses. Most of its homes are Victorian terraces and semis or apartments, and most of the suburb sits within heritage conservation areas under the City of Sydney’s planning controls.A terrace on its own title is straightforward security, but the questions it raises are particular to old, attached housing: shared walls and the repairs that go with them, work done without approval somewhere in a long history, and renovation plans that must respect the conservation controls before a construction lender will release funds.

Owning a Glebe terrace: equity and the next move

A family together in their backyard
  • Many Glebe owners hold a terrace or semi bought years ago, and the equity in it is usually larger than the amount a lender will let them use.Usable equity is the share of today’s value a lender will lend against without mortgage insurance, less what is still owed. The valuer sets that value from recent sales of comparable terraces nearby, and in Glebe those vary with frontage, parking, light and condition more than owners tend to expect.
  • That is a ceiling, not an entitlement. You still have to service the larger loan on your income, and in Glebe the purpose often shapes the structure: restoring a terrace under conservation controls, buying an investment close to the university, or helping a child into a first home. Estimate your usable equity.

Glebe light rail, Glebe point Road and the terrace streets

Glebe has two stops on the Inner West Light Rail, Glebe and Jubilee Park, and buses run along Glebe Point Road towards the city. Glebe’s apartment blocks range from older company title buildings to newer strata ones, so check the building.

The suburb is close to the University of Sydney, and most of its homes are rented, so its rental market is deep. For investors, a home near the light rail and the university has steady tenant demand, making the rent a lender will count easier to evidence.

Buy first or sell first?

The most common question from Glebe owners, and there is no universally right answer. There is a right answer for your circumstances.

Refinancing in Glebe

A company title property can be difficult to refinance even after years of clean repayments, because the constraint sits with the security rather than with you.

On terraces the more common issue is work done without approval at some point in the property's history, which a valuer may pick up even if nobody has raised it before.

First home buyers in Glebe

Less common here than in the unit suburbs nearby, but not rare, particularly for semis, townhouses and duplexes.

Common questions about buying and owning in Glebe

Does buying a terrace in a Glebe conservation area affect the loan?

No, for the purchase itself: the loan is assessed much as for any terrace on its own title. The renovation path changes: most of Glebe sits in heritage conservation areas, so extensions and street-front changes need City of Sydney consent, and a lender funding the work wants those approved plans first.

Check what the controls allow before you buy, especially if the price you are paying assumes a renovation you have not yet had approved.

What is company title and will a lender accept it?

You buy shares in the company that owns the building rather than a strata lot. A significant number of lenders decline it outright and those that accept it often want a larger deposit. It is worth confirming the title type before you offer.

Should I sell my Glebe terrace before buying the next place?

Either can work: selling first fixes your budget, while buying first needs bridging or income for two loans. Glebe terraces sell regularly, which helps with timing.

Can I renovate a Glebe terrace using my existing loan?

Often, for cosmetic work, through a loan increase. Structural work needs a construction loan, approvals and, in conservation areas, attention to heritage controls.

Do shared walls on a Glebe terrace affect the loan?

Not the policy, but the building report matters. Cracking, damp or work on a shared wall can affect the valuation and may involve your neighbour.

Can I use equity in a Glebe terrace to buy an investment?

Often, yes. With so many Glebe homes rented, the evidence for rent is strong, but lenders still count only part of it and assess the new loan against your income.
