| Loan | What it is | Fees to know |
|---|---|---|
| ANZ Simplicity PLUS | Basic variable rate, no offset, extra repayments and redraw | No ANZ set-up or ongoing fees |
| ANZ Standard Variable | Variable rate with an optional ANZ One offset account | $10 a month per offset account |

What does an ANZ home loan cost in fees?
Less than it used to. ANZ dropped its Breakfree package in 2022 and does not charge its own establishment or monthly fees on home loans. Loan security fees such as settlement, production, lodgement and search fees still exist in its fee schedule but are not charged when a loan is set up. Government fees, a $20 late payment fee and fixed rate break costs still apply.
Which professionals get LMI waived at ANZ?
| Profession | ANZ policy |
|---|---|
| GPs, specialists and hospital doctors | Up to 95%, loan to $4.75 million |
| Dentists | Up to 95% |
| Optometrists, physiotherapists, chiropractors, vets | Up to 90%, no minimum income |
| Lawyers, solicitors and barristers | Up to 90%, no minimum income |
| Judges and magistrates | Up to 90% |
| Accountants | Members of listed bodies |
Waivers change and come with conditions such as registration; LMI waivers by lender compares the major banks.
Who does ANZ suit?
- Borrowers who want a basic loan without paying for an offset they would not use: Simplicity PLUS.
- Savers who want an offset and can keep enough in it for the interest saving to beat $120 a year per account.
- Listed professionals buying with 5% to 10% down without mortgage insurance.
- First home buyers using the 5% Deposit Scheme, where ANZ is a participating lender.
When might another lender fit better?
When your income is unusual (recently self-employed, mostly commission or partly foreign), when you need a fast turnaround, or when another lender simply prices your loan lower. Major banks set their sharpest rates for loans that fit their policy cleanly, so the same file can be priced quite differently across the 70+ lenders a broker compares.
How do you apply for an ANZ loan through a broker?
Links Property Finance prepares and lodges the application with ANZ, and ANZ assesses and approves it. The loan, rate and fees are ANZ’s own. Links Property Finance is paid by the lender when a loan settles, and you pay no broker fee. The commission is disclosed before you go ahead.
How do you leave ANZ if you refinance or sell?
To leave ANZ, every borrower and guarantor signs its Discharge and Variation Authority in ink. You can request it online or download it. ANZ aims to process it within 10 business days, and bank and government fees may apply on top of the payout figure.
The NSW registration fee of $182.73 applies on top. The full process is in mortgage discharge in NSW.
How does ANZ compare with the other lenders we review?
Against Westpac, ANZ has no package fee but charges for each offset account. Against ING and Macquarie, it takes part in the 5% Deposit Scheme, which neither of them does. Its LMI waiver is narrower than Westpac’s, covering doctors and dentists rather than a long list of professions.
